Description

Seventh-floor flat with a lift, in a 1970 block of flats on Via Slataper, opposite the Ospedale Maggiore hospital. Cadastral record: category A/2, 5.5 rooms (vani), cadastral floor area 101 m². Ceilings 2.80 m high, reinforced front door, double glazing.

The entrance opens onto a generous hallway with a storeroom, leading to the three rooms of the cadastral plan: in the photos one is the living room with dining area, one the bedroom, and the third has a sofa bed and a French window onto a balcony. Wooden floors.

Then the long kitchen, with a window and a door onto the second balcony; the bathroom, with a window, shower and bidet; and the separate WC.

Electricity, water, gas, wifi and waste tax paid by the tenant, as metered; building charges on top.

On foot: the stop for buses 5 and 19 two minutes away, Viale XX Settembre and a supermarket 4, multi-storey car park 5, the station 17. Transitional or student let, or company staff housing. Energy class E. Available now.

Floor areas are those of the cadastral record and room names describe their current use; the lawful use of each room is set by the building permits and the cadastral plan on file.

How we used AI in these photos

11 of 12 photos retouched with AI: 8 edited, marked on the photo; 3 in light and colour only. The viewing remains the only reference.

How we edited them

A note on the use of artificial intelligence in the photographs. The photographs in this listing come from the flat's 3D virtual tour, from a scan made no later than 21 December 2020: they are therefore at least almost six years old. Six are still images saved in the tour; six are views extracted from the 360-degree panoramas of the same tour, at a lower resolution. There is no recent video or inspection to compare them with: today's furniture and objects may differ from those photographed. Eleven of the twelve published photographs went through a generative image model (the Google Nano Banana family, used via the Higgsfield platform), but in a limited way: in each of them the pixels are those of the original image, and only the distribution of light, as a soft layer over the photo, and a single colour-temperature correction were taken from the model. In eight of them the spots where items left lying around were removed were also taken from the model: two remote controls and a plastic bag, a tea towel on the kitchen worktop (in three photos), a bin, the folded towels and a few small items on the bed, a black box on the floor, a towel hanging in the bathroom and a small black electronic device on the desk in the entrance hall. These areas make up between 0.25% and 4.9% of each image; the rest is the original photograph. In one living-room photo the television screen reflected the camera and tripod used for the 3D tour: that reflection was evened out with local retouching, without generative artificial intelligence. The photograph of the kitchen balcony was only brightened locally, without generative artificial intelligence. All the furniture was deliberately left in place: sofa, armchairs, table and carved chairs, sideboard and plate rack with silver and china, grandfather clock, television and players, the vinyl record collection, double bed, sofa bed, bookcase, bureau and mirror, pictures and posters, lamps, the appliances and utensils on the kitchen worktop, the cable and charger at the socket in the entrance hall. Where an item was removed, the part of furniture, bed, worktop, floor, wall, door or towel rail it hid was not photographed: the model reconstructed it plausibly (along the edge of two photos, in a thin strip, a local retouching tool did); the same applies to the back of the transparent chair in front of the bin and to the corner of the mirror frame behind the device. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, services and finishes are as photographed. No obvious defects appear in the photographs, and none has been softened or hidden. The views from the windows are as photographed, at most brightened. Light and colour were corrected as in ordinary photo retouching. The floor plan at the end of the gallery is a 2006 copy filed with the Municipality, cleaned up locally of headers, identifiers, stamps and annotations, without artificial intelligence. The original, unedited photographs are available on request; a viewing remains the only reliable guide to the actual condition of the property.
