Description

A furnished 66 m² flat (cadastral area) on the second floor, with a lift, in the building between Via San Nicolò 23 and Corso Italia 6, in the centre of Trieste: Piazza della Borsa and the Canal Grande are three minutes away on foot, Piazza Unità six. It is offered either as a home or as an office or studio.

The living and dining room has two windows onto Via San Spiridione, a wide-plank wooden floor and one wall covered in a large-leaf wallpaper. The kitchen, white and handleless, has a dark worktop, an oven in a tall unit and a window onto the inner courtyard, behind a diamond-pattern grille; a wooden step chest stands between kitchen and living room.

The third room, also onto Via San Spiridione, is currently a double bedroom with a mirrored wardrobe and can go back to being a study. The bathroom has a shower, a pedestal basin, a WC and a bidet; the washing machine is in the anteroom.

Central heating and cooling, with each unit's consumption metered separately. Energy class D (EPgl,nren 89.30 kWh/m² per year).

In the underground garage of the same building, entered from Via San Nicolò 23/A, there is a covered parking space at €300 a month on top of the rent.

In the land registry the unit is an office (category A/10): as an office or studio it is let on a commercial lease (6+6 years), as a home on a 4+4 residential lease.

How we used AI in these photos

8 of 11 photos retouched with AI and marked on the photo: 7 edited and 1 simulation. The viewing remains the only reference.

How we edited them

The 11 photographs in this listing were taken with a phone in the flat on 22 September 2026, while it was lived in; the floor plan is the 2023 design drawing. 8 of the 11 photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), for one purpose only: to remove personal belongings and clutter. In all 8 the base is the original shot, and only the areas of the removed objects were taken from the model. Removed: a dress form, books, papers, remote controls, headphones, bags, small ornaments, a champagne box, a pair of glasses, a packet, the small appliances, knives, dishes and the drying rack from the kitchen worktop, a speaker, two rugs, a suitcase, small bottles and toiletries, the bathrobe and towels in the bathroom. In one bedroom the bed was made by smoothing out the same bedspread; a bit of the sheet can still be seen next to the bedside table. The photo of the kitchen seen from the entrance is cropped: a trophy, a framed certificate and a storage cube are left outside the frame, not erased. Deliberately kept: all the furniture, the paintings and posters, the lamps, the Venetian mask and the ceramic piece on the step chest, the blue glass bowl, a pink packet on the bidet. The dress form removed from the living room can still be seen, in the distance, through the door in one of the bedroom photos. Where an object was removed, the wall, floor or furniture it hid was not photographed: the model reconstructed it plausibly. The largest reconstructed areas are the wallpaper behind the dress form in the living room, the bedspread and the side of the bed in the bedroom, the wall and towel rail behind the bathrobe in the bathroom, the floor under the rugs in the hallway and the bathroom, and part of the step chest behind the box. While working around nearby objects the model also redrew an hourglass, a tray and the neck of a vase on the low sideboard in the living room, slightly the blue ceramic piece on the step chest, and the bidet bowl, which the bathrobe partly hid. Nothing else was changed: dimensions, openings, floors, window frames, grilles, fittings, finishes and wallpaper are as photographed, and no defect has been softened or hidden: the round dark mark on the floor at the foot of the step chest is still there. Some retouches were done by hand, without artificial intelligence: the reflections of the people taking the photographs in the bathroom and hallway mirrors, and the wall behind the champagne box. The photo of the kitchen window onto the courtyard, the one from the window onto the street and one of the two bedroom photos were not touched by artificial intelligence, only corrected for light and, the first two, cropped; in the street view the specks of the dirty glass remain. Light and colour were corrected as in an ordinary photo retouch. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

How we use AI

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,450
Security deposit
≈ €2,900

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €206
Lease type: Standard 4+4

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€3,538

2 months' rent + VAT: €2,900 plus €638 VAT (22%). Payable only if the lease is signed.

Every month

Rent
€1,450
Building charges
€153

Listing figure: ordinary charges, adjusted at year end.

Heating
metered

Central: usually included in the building charges, adjusted at season end.

TARI (waste tax)
≈ €16
People2

Estimate from the City of Trieste 2026 rates on the listing's m²: €196 a year. It depends on household size.

To move in

≈ €8,094

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €1,619

rent + building charges + TARI

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included.

Floor plans

Floor plan for illustration only: it is not the cadastral floor plan and has no planning, cadastral or permit value; measurements and room names are indicative. The cadastral floor plan can be requested from the agency and is in any case provided before an offer is signed.
