Description

On the second floor of Palazzo Genel, built between 1876 and 1878 on the corner of Piazza del Ponterosso and the Canal Grande in Trieste, a flat of about 150 m² (cadastral area) facing Via Cassa di Risparmio, directly opposite the neoclassical façade of Palazzo Carciotti. The building is a listed heritage building; the flat was renovated in 2012.

A brass lift takes you up to a landing with a black-and-white striped floor. From the entrance, a corridor leads to a guest bathroom with a window and to a tiled utility room, then to a central room that opens widely onto the living room: two French windows, two small balconies and, across the street, the columns and statues of Palazzo Carciotti. The kitchen room looks onto the inner courtyard, has the connections in place and is still to be fitted. The sleeping area has two bedrooms, one with its own balcony, and each has its own bathroom: one with a bath and double basin, the other with a shower.

Wide-plank parquet, high ceilings, underfloor heating and cooling from a central system. From the common parts you can go up to the roof terrace, co-owned by the flats in the building and open towards the gulf.

The flat is let unfurnished, as a home (4+4 or 3+2 contract) or as an office or studio, under the contract for non-residential use. Service charges are about 300 euros a month according to the latest accounts, including heating, cooling and water. Available now.

On foot: Teatro Verdi in 4 minutes, Piazza Unità d'Italia and Molo Audace in 5, the central station in 9; the bus stops in Via Mazzini and Via Roma are a short walk away. Opposite, Palazzo Carciotti is the subject of a restoration project by Generali Real Estate, with works started in 2026.

The images in this listing are 17 phone photographs of the interior, the balconies and the landing taken in May 2026, one of the roof terrace from March 2022, 6 of the outside of the building and of a common corridor from July 2021, 2 frames from drone footage shot in 2021 and the builder's design plan. 23 of the 27 published images were edited with artificial intelligence: 22 with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), mainly for the light, because the interior shots were very dark, and one low-resolution drone frame, enlarged to 4K with an upscaling model (ByteDance, through Higgsfield) that reconstructs fine detail. In five photos the following were removed: a box of tissues, a bottle and a reflection in the shower glass from two bathrooms, an umbrella and some rolled sheets from the entrance, a decorative lantern and two doormats from the landing, and a person with three bottles and a plate from the roof terrace. The flat is empty and has stayed empty: no furniture has been added. Where something was removed, what it hid was never photographed: the model reconstructed it plausibly; on the terrace this also applies to a section of the view behind the person, including part of a building and of the pier. Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, systems and finishes are as photographed, and no defect has been softened or hidden. Where the model had changed something that had to stay (the lettering of shop signs and house numbers on the façades, the holes and cracks in the terrace parapet, a stone threshold, two lamps it had switched on) the original photograph was put back or the photo was reprocessed. The two views of Palazzo Carciotti from the balcony did not go through artificial intelligence; in the other photos the view through the windows was checked against the original. Light and colour were corrected as in ordinary photo retouching; the faces of passers-by and a name plate were blurred and the plan was cleaned of stamp and contact details by hand, without artificial intelligence. The video at the top of the page is generated with artificial intelligence (Kling, through Higgsfield) from these same retouched photos: it animates each shot with a slow push-in and adds nothing. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
