Description
A furnished fourth-floor flat in Via San Francesco d'Assisi, under 100 m from Via Carducci. The cadastral floor area is 124 m², over six rooms.
The front door opens into the living room, a long space with several windows and herringbone parquet: a dining area with an extending table and a sitting area with a sofa bed, two armchairs and a TV. The eat-in kitchen is separate, with a French window, gas hob, oven, microwave, fridge and a dining corner with a table and bench. The single bedroom, with built-in wardrobes and a desk, opens off the living room; a hallway leads to the bedroom with two single beds pushed together and a six-door wardrobe. There are two bathrooms: one with a shower enclosure, washbasin on a vanity unit and wall-hung WC and bidet, the other with shower, window and washing machine. Air conditioning in the living room, the kitchen and the larger bedroom.
Viale XX Settembre is about 200 m away on foot, the covered market in Via Carducci 470 m and Piazza Unità about 1.1 km.
Available from January 2027. Energy class E (EPgl,nren 108.39 kWh/m² per year).
How we used AI in these photos
All 20 photos retouched with AI: 18 edited, marked on the photo; the rest in light and colour only. The viewing remains the only reference.
How we edited them
The photographs in this listing were taken with a smartphone in the flat on 30/01/2024. All twenty published photographs have been through a generative image model (the Nano Banana family by Google, used via the Higgsfield platform), but in a limited way: in every photograph the pixels are those of the original shot, and only the distribution of light, as a soft layer over the photo, and, in all but one, a single colour-temperature correction were taken from the model; in the kitchen photo looking towards the French window, the yellow cast of the bulbs was instead reduced with an ordinary white balance, so that the walls have the same pinkish colour as in the other kitchen photos. In 18 photographs the spots where small everyday items were removed were also taken from the model; some of these items appear in more than one photo: remote controls, a small box, some electrical cables and a small device under the TV, a stereo with a small black object, a handbag, a throw on the sofa (in two photos), a heart-shaped ornament hanging on a door handle (in three photos), three bottles and a pan lid on top of the kitchen units, kitchen roll, trays, chopping boards and small items on the kitchen worktops, a plug in a socket, a dried-flower decoration hanging next to the kitchen French window (the wall bracket it hung from is still there), a handwritten label on a wall, a desk fan (in two photos), the air-conditioner remote, a soft toy and some books on a shelf, bath mats, spare toilet rolls, a bottle, a canister and a cup. Below the door handles, the short piece of the heart's string was removed with a traditional retouch, without the model. These areas make up between 0.02% and 6.0% of each image; the rest is the original photograph. Nothing was removed in the other two photographs. Where an item was removed, the part of wall, floor or furniture it was hiding was not photographed: the model reconstructed it plausibly, for example the wall behind the desk fan in the single bedroom, the open shelf of the wall unit, the side of the sofa under the throw, the right-hand part of the microwave and the socket behind the kitchen roll, and the floor under the bath mats. All the furniture, paintings, lamps, beds with their bedspreads, appliances and the label on a wardrobe door in the single bedroom were deliberately left in place. Some items also remain because the model did not remove them cleanly: the remote controls and the TV box on the chest of drawers in the bedroom (in two photos), a toilet roll, a canister and a cup in one bathroom, a box under the kitchen table, two bottles on a kitchen shelf, a kitchen roll, a plug adapter and a sheet of paper on the oven handle, a small stereo, a white box on the floor, some of the cables under the TV and a lamp cable in the living room. Nothing else was changed: sizes, heights, openings, floors (herringbone parquet and tiles), windows and doors, systems, sanitary fittings, finishes and wall colours are as photographed, apart from the light correction, and no defect has been reduced or hidden: the fine crack in the plaster of the hallway and the chip at the base of the WC in the second bathroom are still as they are. The views from the windows are as photographed, left as they were or only slightly brightened. Light and colour were then corrected as in any normal photo retouch. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
The video at the top of the listing. AI animation of seven gallery photos, themselves retouched with AI. It is not video footage of the flat.
Estimate
What it costs to move in
The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.
On signing
- First month's rent
- €800
- Security deposit
- ≈ €1,600
Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.
- Lease registration
- ≈ €128
- Length18 months
Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.
- Agency fee
- €2,635.20
15% of the rent for the whole lease (18 months) + VAT: €2,160 plus €475.20 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.
Every month
- Rent
- €800
- Building charges
- €80
Listing figure: ordinary charges, adjusted at year end.
- TARI (waste tax)
- ≈ €21
- People2
Estimate from the City of Trieste 2026 rates on the listing's m²: €247 a year. It depends on household size. With a lease of up to 6 months the landlord pays it.
To move in
≈ €5,163
first rent + 2 months' deposit + registration + agency fee
Real monthly cost
≈ €901
rent + building charges + TARI
All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included.
