For owners

Letting well doesn’t mean letting at any cost.

It means choosing the right lease, preparing the property properly, selecting the right tenant and managing everything in an orderly way.

The path

Six questions, and we know which formula we are talking about

There is no best formula in absolute terms. There is the right one for that home, in that area, with those tenants and with your goals.

Answer the questions: at the end we tell you which of the three makes most sense in your case, why, and when we would change our mind.

Your answers stay on your device. No email and no data are sent until you ask for the Report.

We don’t work to fill properties fast. We work to build an orderly income.

Our method

1

Listening to your goals

Higher net income? More stability? Less hassle? Occasional use of the property? Everything starts here.

2

Property audit

Location, furnishings, layout, likely tenants, readiness and room for improvement.

3

The lease type

We tell you whether a temporary lease, a 3+2 or a 4+4 makes more sense in your case.

4

Set-up and letting

Documents, photos, presentation, enquiries, screening, viewings, follow-up.

5

Tenant selection

The Verified Tenant System: gathering information and checking that it all adds up.

6

Contract, handover, management

Inventory reports, keys, onboarding. Well before the lease ends we restart the process, if you wish.

Which owners we’re right for

  • Owners moving on from holiday lets who want more order
  • Owners of a furnished, well-located property
  • Owners looking for stability and less turnover
  • Owners living elsewhere who want a reliable contact in Trieste

What sets us apart

We came to this work from the hardest end of holiday letting. On the ground since 2013, with 300 properties managed: we know how a property can look profitable on paper and then become hard work in reality.

That is why our approach is more mature: less improvisation, more method; less noise, more clarity; fewer slogans, more structure.

“They handled the unexpected very seriously, resolving the situation quickly and finding a new tenant who was well referenced and reliable. I really appreciate their problem-solving and the attention they pay to the quality of the profiles they select.”
Gabriele G. · Owner
“Quick and professional. Giada was precise and attentive, taking care to find the best and most satisfactory solution for us.”
Anna N. · Owner
“I contacted this agency for information about letting a small property in Trieste, and found real expertise, helpfulness and detailed solutions for getting a return from the home. I was also pleasantly surprised by how quickly they replied.”
Mara M. · Tenant and owner

Verified Tenant System

Serious selection, proper matching, reduced risk.

The protocol we use to read, filter and assess applications: documents, affordability of the rent, fit with the lease type and real compatibility with the individual property. It doesn’t mean promising the perfect tenant: it means avoiding choices that are superficial, hasty or based only on a first impression.

1

Initial screening of the enquiry

Who is looking, for how long, how urgently and why.

2

Lease type / person fit

A temporary lease is not a 4+4, and a 4+4 is not a Flex.

3

Document check

Only the documents genuinely needed for identity, stability and affordability.

4

Affordability

It’s not just about income: what counts is whether the rent is sustainable over time.

5

Matching with the property

Some properties call for a certain profile, a certain length of stay, a certain degree of care.

6

Documented decision

Consistent criteria, not personal liking, haste or the pressure of the moment.

What it is

  • +a selection method and a documented process
  • +a matching system between property, lease type and applicant
  • +a filter that cuts noise, wasted time and inconsistencies

What it isn’t

  • −an absolute guarantee against arrears or future problems
  • −a selection based on arbitrary or discriminatory criteria
  • −an indiscriminate collection of documents

Ready-to-Rent Setup

Before the contract comes the home.

Many properties sit empty because they lack that small initial push that makes them truly ready. For selected properties we can advance up to €2,000 of set-up costs and recover them from the first rent payments, on terms agreed in advance.

The idea is not to ‘renovate’ a property: it is to make it properly lettable, in a sensible time. Complete bathrooms and kitchens, building systems, structural work and major furniture are not included.

  • light repainting or essential touch-ups
  • thorough initial cleaning
  • minor repairs, locks, small fittings
  • basic lighting and simple improvements
  • missing items to make the property ready

Several properties

When there is more than one property, the challenge is steering the portfolio as a whole.

We analyse the portfolio, segment each unit and build a consistent strategy across letting, repositioning and sale. We don’t promise that every property should be let: we promise analysis, segmentation and more rational management.

  • Owners of several flats
  • Families with property spread across different places
  • Heirs with properties to rationalise
  • Owners living outside Trieste or abroad
  • Investors who want to simplify
1

Mapping

Properties, documents, tenancy status, current rents, costs, issues, potential.

2

Segmentation

For each unit: keep it let, change the lease type, reposition, add value, sell or postpone.

3

Hands-on coordination

Letting, marketing preparation, documents, screening of demand.

4

Selective disposal

When a property is worth more sold: TriesteVillas for the premium segment, TriesteImmobiliare for the rest.

Case 1A family with 7 flats in Trieste: 2 to keep on stable leases, 3 to reposition as temporary lets, 1 to vacate and sell, 1 to renovate before deciding.

Case 2An owner living abroad with 4 inherited properties: documents brought together in one place, review of the lease types, choice of what to keep and what to sell.

Working together with TriesteVillas, TriesteImmobiliare and FriuliVillas.

Owners’ frequently asked questions

Do you only do temporary leases?

No. Temporary leases are one of our strengths, but we also work with 3+2 and 4+4, and we don’t treat them as lesser options. Our approach is not to ‘push a lease type’: it is to understand which one genuinely suits the individual property.

How do you work out which lease type is right for my property?

We assess location, layout, furnishings, potential tenants, the condition of the property, the owner’s goals and how much management involvement is wanted. The questions above give a first reading.

Is a temporary lease always better than holiday letting?

Not always, and not for every property. But for many professionally managed city properties a temporary lease can offer a much healthier balance between return, operational order and peace of mind.

Do you only find the tenant, or do you also manage the property?

It depends on the level of service. We can support you just with letting the property, or also look after the day-to-day phase that follows.

How do you select tenants?

With the Verified Tenant System: a screening process focused on consistency, reliability and the quality of the application. The aim is not to fill the property quickly, but to set up a tenancy that starts well.

Does the property have to be ready already?

Not necessarily. If needed, we show you how to make it better suited to the chosen lease type — and for selected properties there is the Ready-to-Rent Setup.

Do you also work with owners who live outside Trieste?

Yes. For many owners living elsewhere, having a reliable contact on the ground is one of the main reasons they choose us.

Do you manage furnished properties for professionals and researchers?

Yes. It is one of the segments where our position is strongest, especially for properties that are well set up and ready.

Can I use the property myself at certain times of the year?

It has to be assessed case by case. We want to understand your real goal and build the lease that best fits the flexibility you need.

How does the first contact work?

We start with a look at the property and your goals. From there we can arrange a Strategy Session or a site visit.

How much does the presentation of the property matter?

A great deal. A good tenancy starts with a clear product: accurate photos, furnishings that read well, an inventory, consistent positioning and the right expectations.

Do you also handle the paperwork?

Yes. Documents and contracts are one of the areas where our method really makes a difference.

I’ve let before, but it didn’t go well. Can I start again with you?

Yes. In fact, our best work often comes precisely when there is a disorderly experience to put right.
