We start out in holiday lets, under the name TriesteVillas.
2013–2020
Up to 130 villas and flats at the same time, and in the busiest periods around 10,000 guests a year.
2020
The turning point: we leave holiday lets for residential leases, temporary, 3+2 and 4+4.
October 2025 – September 2026
819 people came to us looking for a home to rent; we let 72 homes.
We started out in 2013 managing holiday lets, under the name TriesteVillas:
In thirteen years we have managed more than 300 properties, with up to 130 villas and flats at the same time.
At our busiest, around 10,000 guests a year stayed under our roofs.
It was a tough school, and an invaluable one.
It taught us to really read a property, the weight of details, and how much difference there is between occupancy, takings, cost, margin and peace of mind.

At some point we understood something simple but decisive: for many city properties, the healthiest formula wasn’t the loudest one. It was the smartest one.

TriesteAffitti grew out of that realisation. We don’t disown the world we come from: we simply understood it through and through. And that is exactly why today we approach renting in a more mature way: temporary lets, 3+2 and 4+4.

At the top end, much of the market isn’t online.
