Description

A furnished flat on the second floor, with a lift, of a period building in Via Santa Caterina da Siena, in the Borgo Teresiano, a few steps from Piazza della Repubblica and Corso Italia. The ceilings are 3.75 metres high, with herringbone parquet in the sitting room, kitchen and corridor.

Two rooms of the flat stay closed and are kept by the owner, who reaches them through a separate entrance from the landing: without them, the part for rent, the one described here, measures about 93 m² of floor area.

The period double front door opens onto a wide hall and corridor that lead to every room. The sitting room has a sofa, a glass table with chairs, air conditioning and a French window onto the balcony with its stone balustrade, which faces, nine metres away, the Berlam brothers' RAS building, now the DoubleTree by Hilton hotel. The kitchen is a separate room with space to eat, a built-in oven, a cooker hood and a table.

The double bedroom, with a red floor, has a wardrobe, a long shelf that works as a desk and a French window onto the second balcony, over the inner courtyard. The bathroom has a window and a shower cubicle; the second bathroom, also with a window, has a basin and WC. There is a storage room with shelving.

On foot, the Canal Grande is four minutes away, Piazza della Borsa five, Piazza Unità eight and the railway station fourteen; a supermarket and a pharmacy are two minutes away, and buses 5, 9, 10, 11 and 25 stop in Piazza della Repubblica, 50 metres from the door. The street is a limited-traffic zone and there is no parking space: the nearest covered car park, Park San Giusto, is about 400 metres away.

€1,400 a month plus €500 of flat-rate charges, which include building charges, heating, water, electricity, gas, internet and the waste tax (TARI); the utility contracts stay in the owner's name. Temporary contract of 1 to 18 months, or a corporate let for a company. Deposit of two months' rent; no pets. Available now.

Read the full note

The 17 photographs were taken with a phone in the flat on 27 October 2026. No generative artificial intelligence was used and no object was removed, added or moved. The corrections are purely technical: vertical lines straightened, with some cropping at the edges; light and colour; and the shadows of a few specks of dust on the lens, which looked like marks on the pale walls. The original photographs are available on request.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,400
Security deposit
€2,800

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €200
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€4,611.60

15% of the rent for the whole lease (18 months) + VAT: €3,780 plus €831.60 VAT (22%). Payable only if the lease is signed.

Every month

Rent
€1,400
Monthly charges
€500

Flat rate: covers building charges, water, heating, Wi-Fi, TARI, electricity and gas.

Utilities
to be agreed

Those not covered by the flat rate stay in the owner's name: your share is agreed before signing, either as a flat amount or as a refund of what you use.

TARI (waste tax)
Included in the charges

Part of the flat-rate monthly charges: not paid separately.

To move in

≈ €9,012

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €1,900

rent + flat-rate charges (TARI included)

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, heating, Wi-Fi, TARI, electricity and gas: these items are already in the total.

Company let (uso foresteria)

If a company signs

The rent for this home, €1,400 a month, is the rent for a private individual: the owner chooses the 10% flat-rate tax (cedolare secca) and keeps €1,260. With a company, according to the Italian Revenue Agency, the flat-rate tax is not available: the owner pays income tax (IRPEF) at their own rate, and the rent rises just enough to leave them the same net amount. How much it rises depends on their income.

Owner's income-tax bracketRent for the companyMore
23% · income up to €28,000≈ €1,680+20%
33% · income €28,000 to €50,000≈ €1,920+37%
43% · income over €50,000≈ €2,240+60%

For a company, between about €1,680 and €2,240 a month.

How we work it out

With the flat-rate tax the owner pays only that: no registration tax and no stamp duty. Under income tax they pay their own bracket on 95% of the rent, plus the surcharges (Friuli Venezia Giulia region 1.23%, municipality of Trieste 0.8%), and their half of the registration tax, which is 1% of the rent. The rent for the company is the one that, after these taxes, leaves them the same net amount. 2026 income-tax brackets: 23% up to €28,000, 33% up to €50,000, 43% above.

This is a rough automatic estimate to help you think it through, not a quote. The actual rent for a company is set case by case by one of our team, together with the owner, because it depends on their tax situation, which we don't publish. Building charges and utilities are extra.
