Description

A 150 m² flat on the second floor of a building with a lift, in the centre of Trieste. It is let furnished.

The front door opens straight into a sitting room with a marble fireplace, parquet flooring and recessed spotlights. A glazed door connects it to the living room with dining area, sofas, built-in bookcases and large windows; from here you step out onto a balcony with a wrought-iron railing overlooking the street. The kitchen is large enough to eat in, with wooden units, a gas hob, an eye-level oven and a table for four.

The sleeping area has two double bedrooms with parquet floors, the first with a built-in wardrobe and bookcases, the second with two wardrobes and a desk. There is also a walk-in wardrobe with shelving and hanging rails. The main bathroom is clad in marble and has a shower with a glass screen, a whirlpool bath and a window; the second bathroom has a shower and houses the washing machine.

The street is lined with period buildings, with cafés and shops on the ground floor.

Available from 5 August 2027. Energy class F.

How we used AI in these photos

16 of 21 photos edited with AI, with the edits marked on the photo. Defects have been left visible. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a phone in the flat on 23/03/2026. 16 of the 21 published photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), for two purposes only: correcting light and colour, and removing clutter and personal items left in the rooms. The following were removed: throws, towels, cloths and a shower mat; a jacket and a coat hanging on a stand; magazines, papers and documents; glasses, keys and small items from a desk, a remote control and a bag; loose cables; crockery, a tray, a basket, tissues and kitchen paper rolls from worktops, shelves and a bookcase; a set of kitchen scales; bottles, soap and toiletries, a dispenser, a glass and a toothbrush holder; a toilet roll; coat hangers and a peg; two fans; two figurines and a small box; a bin. All the furniture (sofas, armchairs, beds, tables, chairs, wardrobes, chests of drawers, sideboards, desks), the lamps, pictures and prints, mirrors, curtains and rugs were deliberately left in place; in the kitchen the table lamp with the chrome kitchen-roll stand, a white appliance with its cable and a black jar remain; in the bathrooms three toilet brushes, a paper roll, a cable, a jar and some laundry in the washing machine remain. The model redraws the whole image: fine textures (fabrics, rugs, marble veining, parquet) are reconstructed, not copied. Where an object was removed, the part of the wall, floor or furniture it was hiding was not photographed: the model reconstructed it plausibly. Where the model had changed something that had to stay, the corresponding part of the original photograph was put back: all the pictures and prints visible in the edited photos, a vase on the sideboard, the jars, the lamp and the kitchen-roll stand in the kitchen, a hole in the kitchen wall, the wooden base of a lamp and the brand name on the washing machine; an electrical socket the model had added was removed. Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, systems and finishes are as photographed, kitchen and bathrooms included, at their real age, and no defect has been reduced or hidden: in the kitchen, on the wall above the wall units, there are two dark vertical streaks (a crack or a damp seepage mark) and a crack along the ceiling line. In those areas the original photograph has been put back, with its own contrast. The small round grey mark visible in some photos, always in the same spot, is dust on the phone's lens, not a mark on the walls. 5 photographs (a sitting room, two views of one bedroom and the two views from the balcony) did not go through artificial intelligence: light and colour were corrected without a generative model, and in the view of the street the car number plates were blurred. Light and colour were corrected as in normal photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,700
Security deposit
≈ €3,400

Estimate: usually 2-3 months' rent (by law 3 at most), returned at the end of the lease.

Lease registration
≈ €204

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus stamp duty.

Every month

Rent
€1,700
Building charges
€100

Listing figure: ordinary charges, adjusted at year end.

TARI (waste tax)
≈ €23

Listing estimate: €270 a year, paid by the tenant.

To move in

≈ €5,304

first rent + 2 months' deposit + registration

Real monthly cost

≈ €1,823

rent + building charges + TARI

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) and any agency fees are not included.
