Description

This 78 m² three-room flat is on the second floor of a renovated building with a lift, in Via Emo Tarabocchia, Trieste. The flat was fully renovated together with the building, and every room except the bathroom has light wood flooring.

The entrance opens straight into the open-plan living area, with two windows, track spotlights, air conditioning and two full-height natural timber posts. Along one wall runs the white fitted kitchen, with a granite worktop, hob, extractor hood, and built-in oven and microwave.

A hallway with an open shelved niche for coats leads towards the bathroom. The glass entrance door and the hallway window, both frosted, look onto a small paved inner courtyard. The double bedroom and the second room each have a window. The bathroom has a window, a walk-in shower with a glass screen and rain shower head, wall-hung sanitaryware, a vanity unit, an illuminated mirror and a heated towel rail.

Energy class A1. The flat is available from 25 January 2027.

How we used AI in these photos

All 11 photos retouched with AI: 8 edited and 2 simulations, marked on the photo; the other one in light and colour only. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a phone in the flat on 16 March 2023 and show it as it was then; seven of these shots had already been brightened and cropped in 2023 with ordinary photo editing. All 11 published photographs have been edited with a generative image model (the Nano Banana family by Google, used through the Higgsfield platform), for these purposes: to remove the small clutter left in the rooms, to dress the bed and to make the photos brighter. The following were removed: remote controls, chopping boards, a broom, a folding workbench, towels, a soap dispenser and a toothbrush tumbler, bath mats, a hanging jacket, the price tag on a chair, a tin can, a bin, a garden hose, a board leaning against the courtyard wall and, in the glass of a living-room door, the reflection of the person taking the photo together with that of the window. In the two photographs of the double bedroom, the new mattress, still wrapped in plastic with its label, has been dressed with white sheets and two pillows generated by the model. Deliberately left in place: all the furniture, the black-and-white photographs on the walls, the lamps, the rugs and kitchen mats, the black rug at the foot of the bed and the flowers on the chest of drawers. Where an object was removed, the part of the wall, floor or furniture it hid was not photographed: the model reconstructed it plausibly; the same applies to the bed linen, to the glass of the living-room door where the reflections were, to the fence and floor of the courtyard behind the workbench and to the shelves of the hallway niche behind the jacket. The model had also redrawn a few small details it was not meant to touch: the subjects of the black-and-white photographs on the walls, the number on the entrance door and the view from the window of the double bedroom; in those areas the original photograph has been put back (photos 2, 3, 4, 5 and 11). In two photographs the colour has been brought back to the one photographed with a local correction: the dining table (photo 1), which the model had made redder, and the bathroom tiles (photo 8), which it had tinged with pink. Nothing else has been changed: dimensions, ceiling heights, openings, floors, windows and doors, systems and finishes are as photographed, and no defect has been toned down or hidden: the stains and rust marks on the courtyard floor and the electrical wires sticking out of its wall remain as they are. The views from the windows were checked one by one and match those photographed. Light and colour have been corrected as in ordinary photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

The video at the top of the listing. Video generated with AI (Kling model, via Higgsfield) from photographs in this property's gallery, with the AI edits described in their captions: the camera movements are synthetic, not real footage. The video has no sound. Some of those photos are simulations: the video also shows the elements AI added.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,150
Security deposit
≈ €2,300

Estimate: usually 2-3 months' rent (by law 3 at most), returned at the end of the lease.

Lease registration
≈ €138

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus stamp duty.

Every month

Rent
€1,150
Building charges
€70

Listing figure: ordinary charges, adjusted at year end.

TARI (waste tax)
≈ €17

Listing estimate: €207 a year, paid by the tenant.

To move in

≈ €3,588

first rent + 2 months' deposit + registration

Real monthly cost

≈ €1,237

rent + building charges + TARI

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) and any agency fees are not included.
