Description
A 103 m² attic flat on the fourth and top floor of a late-nineteenth-century building with a lift, in Via San Lazzaro, a pedestrian street in the historic centre of Trieste.
The entrance hall leads into the living area: a single space beneath exposed wooden beams, with two skylights and parquet floors, holding the sitting room and, at the far end, the dining area. Above a wall of sliding doors covered in floral wallpaper runs a sage-green mezzanine with bookshelves, reached by a ladder stair.
The L-shaped kitchen has an oven, hob, extractor hood and a small table; a sliding door connects it to a study corner with a desk and a skylight. The double bedroom, also with beams and a skylight, has a large wooden wardrobe with sliding doors and mirrors. The spacious bathroom has windows, a corner whirlpool bath, a shower cubicle, washbasin, WC and bidet. The flat has air conditioning.
Shops, services and the city's main sights are within walking distance.
Available from 20 October 2026. Rent €1,000 a month, plus €80 a month in service charges. Energy class E.
How we used AI in these photos
All 11 photos retouched with AI: 9 edited and 1 simulation, marked on the photo; the other one in light and colour only. The viewing remains the only reference.
How we edited them
The photographs in this listing were taken with a smartphone in the flat on 18/06/2025, in the colour-corrected version used for the listing until now. 11 of the 11 published photographs have been edited with a generative image model (the Nano Banana family by Google, used through the Higgsfield platform), for one purpose only: to remove personal and everyday items left lying around and to give every room clearer, more even light. In one of the eleven (the entrance corridor) only the light was corrected and nothing was removed. The following were removed: towels and a bath mat, cloths, bottles, toothbrushes, sponges and cleaning products with their caddy, a waste bin, a clothes airer, hanging and folded clothes and a wardrobe hook pole, a bag and a hat, books, magazines, papers and a pen, remote controls, an ashtray and a bowl, a tablet, a water bottle and a speaker, dishes, a chopping board, a knife block, a trivet, a kitchen-roll holder and a roll of kitchen paper, jars and packaged food, small ornaments, figurines, small religious pictures (icons), photo frames and a hanging decoration, boxes and a magazine rack, a cable and a pair of slippers; in the double bedroom the blanket was smoothed over the bed. All the furniture, the pictures and photographs on the walls, the lamps, the cushions on the sofas and chairs, the rugs, the mugs displayed on the kitchen shelves and the books in the mezzanine bookcase were deliberately left in place. Where an item was removed, the part of the wall, floor or furniture it was hiding was not photographed: the model reconstructed it plausibly (for example the inside of the open wardrobe section, behind the clothes). Nothing else was changed: sizes, heights, beams, skylights, openings, floors, windows and doors, systems, sanitary fittings and finishes are as photographed, and no defect has been reduced or hidden: the external WC cistern, the throw covering the sofa and the small signs of wear on the base of the wardrobe have been left as they are. In one bathroom photo, the starting photograph was put back on the frosted glass of the shower door, because the model had erased the fitting that can be glimpsed through it. Light and colour were corrected as in any normal photo retouch. The starting photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
The video at the top of the listing. Video generated with AI (Kling model, via Higgsfield) from photographs in this property's gallery, with the AI edits described in their captions: the camera movements are synthetic, not real footage. The video has no sound. Some of those photos are simulations: the video also shows the elements AI added.
Estimate
What it costs to move in
The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.
On signing
- First month's rent
- €1,000
- Security deposit
- ≈ €2,000
Estimate: usually 2-3 months' rent (by law 3 at most), returned at the end of the lease.
- Lease registration
- ≈ €120
Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus stamp duty.
Every month
- Rent
- €1,000
- Building charges
- €80
Listing figure: ordinary charges, adjusted at year end.
- TARI (waste tax)
- ≈ €19
Listing estimate: €229 a year, paid by the tenant.
To move in
≈ €3,120
first rent + 2 months' deposit + registration
Real monthly cost
≈ €1,099
rent + building charges + TARI
All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) and any agency fees are not included.
