Description

On one side the windows look down on the Roman Theatre; on the other, onto the medieval Donota tower.

Living room with corner sofa and a dining area with bench and table; kitchen with window, half open onto the dining area (induction hob, built-in microwave and fridge); sleeping area with double bed; bathroom with window and shower. Parquet floors, independent gas heating, heat pump with air conditioning. Ceilings 2.30 m high in the living room and 2.20 m in the sleeping area.

Transitional let of 1 to 18 months for work or study, or company staff housing. Energy class D. Available from 1 April 2027.

Floor areas are those of the cadastral record and room names describe their current use; the authorised use of each room is set by the building permits and the cadastral floor plan on file.

How we used AI in these photos

10 of 14 photos retouched with AI: 5 edited and 2 simulations, marked on the photo; 3 in light and colour only. The viewing remains the only reference.

How we edited them

A note on the use of artificial intelligence in the photographs. The photographs in this listing were taken with a smartphone in the flat and in front of the building in July 2026. Ten of the fourteen published photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), but in a limited way: in every photograph the pixels are those of the original shot, and only the distribution of light, as a soft layer over the photo, and a single colour-temperature correction were taken from the model. In five of them the model also supplied the spots where items left lying around were removed: a tablet, the items in a tray and a doormat in the living room, a bag on the table and some clothes on a chair in the dining area, the kitchen bin (in two photos) and, in the bathroom, a towel, a bottle, a glass jar, a make-up mirror, a soap dispenser and two cups; in the two photos of the sleeping area the mattress, covered only by its protector and a folded sheet, was covered with a smooth white bedspread, and there the bedspread and the sides of the bed are drawn by the model. These areas account for between 1% and 7.6% of the images, and 10-13% in the two photos of the sleeping area; the rest of each image is the original photograph. Where an item was removed, the part of wall, furniture or floor it hid was not photographed: the model reconstructed it plausibly; in the kitchen, where the bin stood, the model also drew the radiator valve, which was hidden in the shot, and in the bathroom the lower part of the towel ladder behind the towel. All furniture and appliances, and some everyday items, were deliberately left in place: sofa, coffee tables, cabinets, bench, table and chairs, television, coffee machine with its cable, kettle, the tray of coffee capsules on the kitchen worktop, a lantern on the floor of the dining area, bed, pictures and the towel ladder with its two white towels. Nothing else was altered: sizes, heights, openings, floors, windows and doors, systems and finishes are as photographed, and so are the leaf-pattern wallpaper and the parquet; no obvious defects are visible in the photos and no defect has been softened or hidden. The views from the windows are as photographed, only brightened. The two views of the Roman Theatre and of the medieval Donota tower, the shared entrance hall and the lane in front of the building were only corrected for light and colour, without generative AI, and the cadastral floor plan was cleaned of stamps, title block and handwritten notes without AI. Light and colour were then corrected as in ordinary photo retouching, with colour-noise reduction in the darkest corner of the second photo of the sleeping area. The original, unmodified photographs are available on request; a viewing remains the only reference for the actual condition of the property.

The video at the top of the listing. Header video: five real photos of the home, retouched with AI, animated with AI (slow push-in, Kling). It is not video footage.

How we use AI

Floor plans

Cadastral floor plan, with personal data removed: room names and heights are those of the document filed with the Land Registry (Catasto).

What the documents say

Cadastral floor plan on file, most probably from 1981. Since then the wall between kitchen and living room has been lowered to a half-height partition, and the kitchen now opens onto the dining area. Ceiling heights shown on the plan: 2.30 m in the living room, 2.20 m in the room marked as bedroom. The cadastral records and the property as it stands prevail as to floor areas and the use of each room.

A preliminary reading of the documents, made with the help of artificial intelligence by comparing the cadastral floor plan with the listing. What counts is the check we carry out with you, documents in hand, before any commitment.
