Description
A furnished two-bedroom flat with a cadastral floor area of 110 m², on the third floor of a period building without a lift, in Via di Torre Bianca in central Trieste.
From the entrance, a hallway leads to the rooms and, at the far end, to the bathroom. The floors are wooden, except in the kitchen and bathroom, which are tiled. The living room has two windows, a corner sofa, a study area with a desk and air conditioning.
The separate kitchen is large enough to eat in: white units with a gas hob, built-in oven and microwave and a tall fridge, a bottle-green wall with shelves and, in the centre, a large wooden island with stools. Next to it are a pantry and a small laundry room with a window over the rooftops.
The double bedroom, with a sage-green wall, has a sliding-door wardrobe and air conditioning. The second, elongated bedroom is furnished with a sofa bed, a desk and a TV unit. The bathroom has a shower enclosure, washbasin, WC, bidet and heated towel rail.
Shops and services are close by. Available from 9 July 2027. Rent €1,000 a month. Energy class E.

How we edited them
The photographs in this listing are still images taken from the property's 3D virtual tour, scanned in June 2022 while the flat was furnished and lived in: they show the flat as it was at that date. 11 of the 13 published photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform) for one purpose only: to remove the tenant's personal belongings and traces of the scan. Removed were: personal photographs and postcards, posters and pictures showing faces (already blurred in the tour), a few small pictures, two decorative plates, a figurine and a small radio, hanging clothes, a hat and some hangers, a bathrobe and a towel, a fabric hanging organiser, toiletry bottles, toiletries and toothbrushes, paper rolls, bottles, jars, boxes and packets, plates and pans, a basket, knives, oven gloves and a tea towel, books, a small wooden box, a pine cone, a laptop, a speaker, a projector, notes stuck on the fridge and on a wall, a calendar, small potted plants and the camera tripod reflected in the mirrors. Deliberately left in place were all the furniture (sofas, beds, daybed, tables, chairs, wardrobes, chests of drawers, desks, TV unit, the bar trunk in the living room), the lamps, the rugs, the large plants, the largest pictures and the objects on top of the kitchen wall cabinets; a few objects the model failed to remove also remain (a watering can, the toilet brush, a bottle on a bedside table). Where an object was removed, the part of the wall, floor or furniture it hid was not photographed: the model reconstructed it plausibly; this applies to the shelves under the kitchen table and island, the walls where posters, pictures and photos hung, and the reflections in the mirrors. The model also redraws, rather than copies, the smallest or most distant details: for example the digits on the oven displays, a print and some boxes at the far end of the second bedroom, the coats and shoes in the wardrobe seen through a door, the grates of a hob, and the tile patterns inside the bathroom niche and in the reflections. Where it had altered fittings, fixed furniture or artworks, the original photograph has been put back: sockets, switches and wall plates; in the kitchen the rail with hooks, the extractor hood, a print, a food mixer, the coffee pot and the objects on top of the wall cabinets; the decorative tile border in both bathrooms, with the flush lever; in the living room the shelves, the bar trunk, the vase on the coffee table and the blue painting; in the second bedroom a narrow radiator in the wardrobe seen through the door. Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, fittings and finishes are as photographed; no obvious defects are visible in the photographs, and no defect has been softened or hidden. Two photographs, the hallway and the laundry room, only have corrected light and colour, without generative AI: the view over the rooftops from the laundry window has not been touched. Light and colour were corrected as in ordinary photo retouching. The original, unedited photographs are available on request. A viewing remains the only reliable reference for the actual condition of the property.

Estimate
What it costs to move in
The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.
On signing
- First month's rent
- €1,000
- Security deposit
- ≈ €2,000
Estimate: usually 2-3 months' rent (by law 3 at most), returned at the end of the lease.
- Lease registration
- ≈ €120
Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus stamp duty.
Every month
- Rent
- €1,000
- Building charges
- €200
Listing figure: ordinary charges, adjusted at year end.
- TARI (waste tax)
- ≈ €20
Listing estimate: €235 a year, paid by the tenant.
To move in
≈ €3,120
first rent + 2 months' deposit + registration
Real monthly cost
≈ €1,220
rent + building charges + TARI
All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) and any agency fees are not included.
