How we used AI in these photos

10 of 14 photos retouched with AI: 5 edited, marked on the photo; 5 in light and colour only. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a smartphone on 7 September 2026: the rooms were in half-light and the shots very dark. 10 of the 14 published photographs went through a generative image model (Google's Nano Banana family, used through the Higgsfield platform), in a limited way and in two ways. In five (the living room, the double bedroom, the two of the small bedroom and the corridor) the pixels are those of the original shot, and only the distribution of light was taken from the model, as a soft layer over the photo, with a single colour-temperature correction. In another five (the two of the kitchen and the three of the bathrooms) the same light was taken and, in addition, the spots where something was removed come from the model, between 1% and 5.5% of each image: a bin and a kitchen-roll holder in the kitchen, a printed sheet and a small device on the dresser, boxes, tumblers, a soap dispenser and two printed notices in the bathrooms, a bin and a bar of soap in the second bathroom, and, in two photographs of the bathroom, the reflection of a person (probably the photographer) in the mirror. The other four (the two views from the windows, the laundry room and the entrance hall of the building) did not go through artificial intelligence. All the furniture, paintings, chandeliers, curtains and rugs were deliberately left, including the mat in the second bathroom, a tumbler next to the basin in the bathroom with the bath, a sheet of paper and a bag on the lower shelf of the bathroom cabinet, a small diffuser on the dresser and a broom at the end of the corridor; in the laundry room, brooms, a vacuum cleaner, a bucket, a small bin, a mop, a cloth and a slipper are still there. Where an object was removed, the part of the wall, floor, counter or mirror it hid was not photographed: the model reconstructed it plausibly. Nothing else was changed: sizes, heights, openings, floors, windows and doors, fittings and finishes are as photographed, and no defect was softened or hidden: the flaking plaster in the entrance hall of the building, and the worn parquet and the door frame with chipped paint in the laundry room, are still there. What is seen through the windows did not go through the model: it is the original shot, with only the manual retouches listed below. By hand, without the model, the verticals were straightened in seven photographs (with some cropping at the edges), the photo of the second bathroom was cropped to portrait, noise was reduced on smooth surfaces, the white balance was corrected on a white object in the room in five photographs, saturation was reduced in five photographs where the strong brightening had exaggerated the colours, a smudge of dirt on the lens was cleaned up in five photographs and, in the view down the street, a passer-by and a person reflected (probably the photographer) in a window of the building opposite were blurred. Light and colour were corrected as in a normal photographic retouch. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

The video at the top of the listing. AI animation of eight gallery photos: six retouched with AI, two corrected only for light and colour. It is not video footage of the flat.

How we use AI

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,650
Security deposit
≈ €3,300

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €230
Lease type: Corporate letLength18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€5,435.10

15% of the rent for the whole lease (18 months) + VAT: €4,455 plus €980.10 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent
€1,650
Monthly charges
€650

Flat rate: covers building charges, water, Wi-Fi, TARI, electricity and gas.

TARI (waste tax)
Included in the charges

Part of the flat-rate monthly charges: not paid separately.

To move in

≈ €10,615

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €2,300

rent + flat-rate charges (TARI included)

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, Wi-Fi, TARI, electricity and gas: these items are already in the total.
