How we used AI in these photos

10 of 14 photos retouched with AI and marked on the photo: 8 edited and 2 simulations. The viewing remains the only reference.

How we edited them

The 14 photographs in this listing are stills from the flat's virtual 3D tour, saved from the viewer on 20 January 2021: the furniture and objects are those of that time. More recent images of the flat, from 2026, show the same rooms, the same kitchen and the same bathrooms; some furniture may have changed, and today's furnishings should be checked at the viewing. 10 of the 14 photographs were processed with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), in a limited way: the pixels are those of the original still, and only the areas where something was removed or the bed was made come from the model, between 0.26% and 12% of each image. Removed: magazines, books, papers, small electronic devices with their cables, a phone and a small dish from the living-room furniture; a laptop, a jacket and a bag from the dining area and the kitchen; in the double bedroom, framed photographs, figurines, papers and a tray from a chest of drawers, two water bottles, a small bottle and small items from a bedside table, and a slipper from the floor; in the large bathroom a hair dryer with its tray, small bottles, a small jar, toothbrushes and toothpaste, small items, in one photograph a hanging bathrobe and, in another, its reflection in a mirror; in the second bathroom a bath mat, with its reflection in the shower glass; in the entrance two magazines, a leather ball with its shadow and a jar of brushes; and, in one photograph, the reflection of the tour camera in the shower glass. In the two photographs of the double bedroom the bed was made by the model: it is the same duvet cover, smoothed, with the pillows straightened; in one of the two the model also added a white sheet turned down at the head of the bed. Deliberately left in place: all the furniture, pictures, plants and lamps; the magazines on the living-room coffee table; in the kitchen the cutlery drainer, the tea towels and a plate, and in one kitchen photograph the reflection of the tour camera in the glass of the interior window; some bottles and toiletries on the washbasins and the bathtub, the candles and, in another photograph, the bathrobe hanging in the large bathroom; a small roll on the floor of the second bathroom; a teddy bear on the armchair at the end of the corridor and, beyond it, the room then used for storage, with papers on the floor and clothes rails under covers. Where an object was removed, the part of the wall, floor, furniture, glass or mirror it hid was not photographed: the model reconstructed it plausibly; also reconstructed are the backs of two chairs covered by a jacket, the lower shelf of the TV unit, the lower part of a panel leaning on a chest of drawers, the part of a tap hidden by a cup in the large bathroom and, in the second bathroom, the reflection in the shower glass. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, services and finishes are as photographed; no obvious defects are visible in the stills, and none has been reduced or hidden. The views from the windows were not processed by the model: they are those of the tour, with light and colour correction only. Four photographs (the first of the living room, the second of the kitchen, the one of the second bedroom and the first of the large bathroom) were not processed with artificial intelligence. Light and colour were corrected as in normal photo retouching. The original unedited photographs are available on request; the viewing remains the only reference for the actual condition of the property.

The video at the top of the listing. AI animation of six gallery photos from the 2021 3D tour: four retouched with AI, two corrected only for light and colour. It is not video footage of the flat.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,740
Security deposit
€1,740

Listing figure (1 month's rent), returned at the end of the lease.

Lease registration
≈ €241
Lease type: Corporate letLength18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€5,731.56

15% of the rent for the whole lease (18 months) + VAT: €4,698 plus €1,033.56 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent

first rent + 1 month's deposit + registration + agency fee

Real monthly cost

rent + flat-rate charges (TARI included)

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes water, Wi-Fi, TARI and electricity: these items are already in the total.
