How we used AI in these photos
6 of 17 photos retouched with AI: 4 edited, marked on the photo; 2 in light and colour only. The viewing remains the only reference.
How we edited them
Of the 17 photographs in this listing, 6 are photographs received on 29 July 2026 (the date they were taken is not known) and 11 are frames taken from a video shot in the furnished flat on 16 August 2026. Compared with the video, some furnishings differ in the photographs: the covers on the daybeds (plain and light-coloured in the video, where the living room also has a rug and a plant), the bedspread in the bedroom with the blue headboard (in the video there is also a valet stand beside the bed) and, in the second bathroom, a dark curtain that shows in the mirror in the photograph but not in the video; the video frames show the rooms as they were on 16 August 2026. The third bathroom does not appear in the video: the only photograph of it is the one received on 29 July. At the end of the gallery is the cadastral floor plan on file (2011), cleaned of headers and identifiers, without artificial intelligence. 6 of the 17 photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), in a limited way: each photograph starts from the original shot or frame. In two (the living room and the kitchen with the breakfast bar) only the distribution of light was taken from the model, as a soft layer over the photograph, with a single colour-temperature correction: the details and the views from the windows are those of the original and nothing was removed. In the other four only the spots where an object was removed were taken from the model (between 0.7% and 2.3% of each image); the rest of the pixels are those of the original photograph or video. Removed: in the kitchen a metal canister, two boxes, two wooden boards, an earthenware dish, a soap dispenser, a small cup and a small item; in the bathrooms two soap dispensers, a bin, a set of bathroom scales and a pouch reflected in the mirror. A remote control in a bedroom was removed with a local retouch, without the generative model. Where an object was removed, the part of the worktop, splashback, tiles, sink, floor, wall, basket, mirror or furniture that it hid was not photographed: the model (for the remote, the retouching software) reconstructed it plausibly. The following were left deliberately, or because removing them left a mark: the furniture, the pictures and prints, the plant and the rug, the stack of plates beside the hob, a dish rack, the socket with its plug and cable, the dishwasher door left ajar, the crochet baskets, the cup and a spare toilet roll on the bidet in the first bathroom, the soap dish, the toothbrush holder, a tube of cream on the little shelf and a toilet roll on the bidet in the second, the folding stool and the wire baskets in the second bathroom's shower, and in the third bathroom, where nothing was removed, the soap dispenser, the cup and the baskets. Otherwise dimensions, heights, openings, floors, windows and doors, fittings and finishes are as photographed, apart from the reconstructed parts described above, and so are the views from the windows; no defect has been softened or hidden: the dark line along the frame of the shower window and some marks on the grey wall of the first bathroom have been left as they are. The other eleven photographs (eight video frames and three photographs) did not go through generative artificial intelligence: only light and colour were corrected; two frames also have local retouches: the blue cast of daylight on a window was reduced, and the remote control mentioned above was removed. The walls of the single bedroom are pink: in the photograph they have stayed pink, in the video frame the light of the footage makes them warmer, and this has not been corrected. The video frames have the sharpness of a video. Light and colour were corrected as in a normal photographic retouch. The original, unmodified photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
Estimate
What it costs to move in
The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.
On signing
- First month's rent
- €1,597
- Security deposit
- €3,194
Listing figure (2 months' rent), returned at the end of the lease.
- Lease registration
- ≈ €224
- Lease type: Corporate letLength18 months
Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.
- Agency fee
- €5,260.52
15% of the rent for the whole lease (18 months) + VAT: €4,311.90 plus €948.62 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.
Every month

- Monthly charges
- €620
Flat rate: covers building charges, water, heating, TARI, electricity and gas.

To move in
≈ €10,275
first rent + 2 months' deposit + registration + agency fee
Real monthly cost
≈ €2,217

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, heating, TARI, electricity and gas: these items are already in the total.
Floor plans
Floor plan for illustration only: it is not the cadastral floor plan and has no planning, cadastral or permit value; measurements and room names are indicative. The cadastral floor plan can be requested from the agency and is in any case provided before an offer is signed.
