How we used AI in these photos

8 of 11 photos edited with AI, with the edits marked on the photo. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a smartphone on 2 July 2026. 8 of the 11 published photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform) for one purpose only: to remove small items left lying around. Removed: papers, leaflets and instruction booklets, small boxes, cardboard, a wooden strip and a plastic bag, glass jars, remote controls, the bathroom bin and, in the utility room, plastic basins and a tray, a clothes airer, detergent bottles, a cloth, a broom, a mop and a dustpan, the laundry basket and a mirror still in its packaging. The model was used only in the areas of those items: the rest of each photograph is the original shot, with light and colour corrected locally. Deliberately left in place: all furniture and appliances, the pictures, the orchid, the cups in the TV unit, the bath mat and a box on the top shelf of the utility room; still there, because the model could not remove them without redrawing the furniture they stood on, are the soap dispenser on the washbasin and some papers on the console next to the kitchen. Where an item was removed, the part of the wall, floor or furniture it hid was not photographed: the model reconstructed it plausibly (for example the black marble worktop behind the jars, the edge of the bidet next to the bin, the floor and skirting board in the corner of the utility room and a stretch of the water heater's white cable behind the basins); in three places the reconstructed part was retouched locally: next to the TV foot in one dining-area photograph the top of the unit is completed by copying the surface right beside it, on the kitchen worktop in the first photograph a light line drawn by the model was evened out to the black of the worktop, and in the utility room the dark mark on the wall, which fell inside the reconstructed area above the lower shelf, was carried over from the original photograph. Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, systems, furniture and finishes are as photographed, and no defect has been reduced or hidden: the small mark on the bathroom wall above the bidet and the dark mark on the utility-room wall are the ones photographed. The views from the windows and the two photographs of the view were not touched by artificial intelligence. In all photographs the verticals were straightened by cropping inwards, without adding anything at the edges, and one bathroom photograph was trimmed on the left to leave out the reflection of the person taking it. Light and colour were corrected as in normal photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,200
Security deposit
≈ €2,400

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €176
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€3,952.80

15% of the rent for the whole lease (18 months) + VAT: €3,240 plus €712.80 VAT (22%). Payable only if the lease is signed.

Estimate from the City of Trieste 2026 rates on the listing's m²: €185 a year. It depends on household size. With a lease of up to 6 months the landlord pays it.
