The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A2 the home uses between 60% and 80% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

Description

A furnished one-bedroom flat on the first floor of an 1882 building in Via del Lavatoio, in the Borgo Teresiano. The building's renovation was completed at the end of 2024. The cadastral floor area is 50 m²; the energy performance certificate gives 36.77 m² of heated usable floor area.

The front door opens onto the living area, with a round table and four chairs, a sofa, a wall-mounted TV and air conditioning. Next to it, open to the living room, is the galley kitchen: granite worktop, induction hob, built-in oven, extractor hood, fridge and microwave. From the dining area you go through to the double bedroom, with a mirrored wardrobe, a chest of drawers and a ceiling light with a fan; then come the anteroom with the washing machine and the shower room. Both the kitchen and the bedroom open onto a small terrace overlooking the inner courtyard.

Piazza Oberdan is about 160 m away on foot, the Canal Grande 400 m, Trieste Centrale station 700 m and Piazza Unità less than a kilometre.

Available from 18 November 2026. Energy class A2 (EPgl,nren 61.86 kWh/m² per year).

How we used AI in these photos

All 11 photos retouched with AI and marked on the photo: 7 edited and 4 simulations. The viewing remains the only reference.

How we edited them

A note on the use of artificial intelligence in the photographs. The photographs in this listing were taken with a smartphone on 26/08/2025, when the flat had just been renovated and was not yet lived in. All 11 published photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), but in a limited way: in every photograph the pixels are those of the original shot, and only three things were taken from the model: the distribution of the light, as a soft layer over the photo, a single colour-temperature correction, and the spots where objects were removed. Removed were: the air-conditioning remote left on the table (in three photos), the still-packed boxes of a coffee machine and a kettle in the two kitchen photos (and, in one of them, the knife block hidden behind the box), a laundry basket, a bath mat, a bin, the mop bucket (in two photos) and, on the bed, the plastic packaging film that covered the mattress and base. In place of the film the model drew white bed linen and two pillows, which were not there when the photos were taken; in the terrace photo the same applies to the sheet on the bed seen through the door and to its reflection in the wardrobe mirror. These areas range from about 0.2% of the image (a remote control) to about a third (the bed); the rest of each image is the original photograph. All furniture and fittings were deliberately left in place (sofa, table and chairs, folding screen, TV, wall units, shelves, lamps, bed, mirrored wardrobe, chest of drawers, washing machine, terrace table), as were the anti-slip mat and caddy on the shower tray, the toilet brush, a flat packing box leaning against the terrace wall and, in the terrace photo, the kettle box seen in the kitchen, which hides a wall socket. Where an object was removed, the part of the furniture, wall or floor it hid was not photographed: the model reconstructed it plausibly; in the kitchen this also applies to a wall socket the box almost entirely hid and to a strip of the hob glass, in the bedroom to the lower part of the headboard behind the pillows and to the floor around the bed. In the kitchen a few thin strips next to the removed objects (around the socket, in its reflection on the hob and along the worktop edge) and, in the two bedroom photos, the last rows at the bottom were retouched by hand, without artificial intelligence, using the wall, glass, granite and bed of the same photo. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, systems and finishes are as photographed; the flat was new, no evident defects are visible in the photos and none has been reduced or hidden. The courtyard seen from the windows and the terrace is as photographed, only brightened. Light and colour were then corrected as in ordinary photo editing. The unaltered original photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

The video at the top of the listing. AI animation of six gallery photos, themselves retouched with AI. It is not video footage of the flat.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,280
Security deposit
≈ €2,560

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €186
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€4,216.32

15% of the rent for the whole lease (18 months) + VAT: €3,456 plus €760.32 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent
€1,280
Building charges
€45

Listing figure: ordinary charges, adjusted at year end.

TARI (waste tax)
≈ €15
People2

Estimate from the City of Trieste 2026 rates on the listing's m²: €182 a year. It depends on household size. With a lease of up to 6 months the landlord pays it.

To move in

≈ €8,242

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €1,340

rent + building charges + TARI

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included.
