In the top band of the energy scale
It says so on the filed energy performance certificate, not on an estimate: class A1, with a non-renewable energy need of 55.17 kWh/m² a year.

The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A1 the home uses between 80% and 100% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

Description
A furnished studio flat of 44 m² (cadastral area) on the fifth floor, with a lift, of a 1925 building in Via Carducci, Trieste, with its windows on the street. The building stands on the corner of Via Carducci and Piazza Goldoni, at the edge of the Borgo Teresiano: Piazza Oberdan is 6 minutes' walk away, the Canal Grande 7, Piazza Unità 12 and the central station 15; a supermarket and a pharmacy are 2 minutes away, and the bus stop is right outside the entrance. Available from 18 March 2027.
At the entrance, on a marble-effect floor, there is the fitted kitchen with white base units, wall cupboards and an induction hob; then the living area with a round table and four chairs, the sofa, a floor lamp and a full-length mirror. A partition wall covered in leaf-pattern wallpaper, with the television, divides off the sleeping area without closing it, with a double bed and a wardrobe with open shelves. There is a bathroom with an anteroom. Elsewhere the floor is herringbone parquet.
Heating and cooling. Energy class A1 (EPgl,nren 55.17 kWh/m² per year). There is no parking space and parking is not allowed in front of the building: the nearest multi-storey car park is Saba Ospedale Maggiore in Via Pietà, 7 minutes' walk away; Park San Giusto, 10 minutes away, also offers monthly passes.
How we used AI in these photos
3 of 5 photos retouched with AI and marked on the photo: 2 edited and 1 simulation. The viewing remains the only reference.
How we edited them
The 5 photographs were taken with a phone on 2 July 2026, when the flat had just been furnished; there are no photographs of the bathroom. 3 of the 5 have been edited with a generative image model (the Nano Banana family by Google, used through the Higgsfield platform), to correct light and colour and to remove four remote controls left on a shelf and on a side table and, in the first photograph, the person reflected in the mirror; the other 2, the kitchen and a view of the living area, only have a light and colour correction, with no generative AI. All the furniture, lamps, televisions, the induction hob, the curtains and the plastic cover on the new mattress have been deliberately left in place. Where an object was removed, what it was hiding was not photographed: the model reconstructed it plausibly; this applies, in the mirror, to the door frame in place of the person. The model also introduced small differences: the grille of the heater under the window and the switch plate by the bed head are redrawn, the brand on one television has disappeared and the door entry screen appears lit. Nothing else has been changed: dimensions, heights, openings, floors, windows and doors, systems, finishes and the view from the window are as photographed, and no defect has been hidden. Light and colour have been corrected as in an ordinary photographic retouch. The original, unedited photographs are available on request, except the first, in which a person can be recognised; a viewing remains the only reference for the actual condition of the property.
The video at the top of the listing. Video made from this home's photos (three retouched with AI, one in light only); 4 shots animated with AI.
