Description

A furnished first-floor flat in Via del Trionfo, in the pedestrian Old Town (Città Vecchia). The building, fully renovated in 2005, adjoins the first-century Roman arch. 72 m² cadastral floor area, about 57 m² usable.

The entrance hall with a mirrored wardrobe opens into the living room with a dining area; the kitchen is open-plan, with a peninsula and granite worktop. The hallway leads to the bedroom, about 10 m²; to a second, smaller room of about 7.6 m², for a study or a child's room; and to the bathroom, with a window, glass shower enclosure and washing machine. Communal heating and hot water. No smoking, no pets.

On foot: the supermarkets of Cavana 4–5 minutes, Piazza Unità 6, the Rive seafront 7, the station 18; the number 24 bus to the station stops 3 minutes away. The nearest covered car park, Park San Giusto, open 24 hours a day, is a 4-minute walk.

Offered as a company let (uso foresteria), to a business for its staff or contractors. Running costs at a flat rate. Available from 31 March 2027. Energy class F (EPgl,nren 172.34 kWh/m² per year).

How we used AI in these photos

6 of 7 photos retouched with AI: 2 edited, marked on the photo; 4 in light and colour only. The viewing remains the only reference.

How we edited them

The 7 photographs in this listing are shots of the furnished flat received on 11 June 2026 (the date they were taken is not known) and are published at the resolution at which they arrived; at the end of the gallery is the latest cadastral floor plan on file (2005), cleaned of headers and identifiers, without artificial intelligence. 6 of the 7 photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), in a limited way: every photograph starts from the original shot. From the model we took the distribution of light, as a soft layer over the photo, with a single colour-temperature correction, and the model's light was not applied to the window panes. In four of these six nothing was removed and all the details are those of the original shot. In the other two, both of the living room, we also took from the model only the spots where a remote control lying on the sideboard was removed (0.2% and 1.2% of the image): the part of the sideboard the remote concealed was not photographed, and the model reconstructed it plausibly; the rest of those two photographs has the details of the original shot. Deliberately left in place: the furniture, the paintings, prints and decorative plates, the cushions, the television, the bowl of sticks by the living-room window, the modem and its cables on the bedroom shelves, on the bedroom bedside table a small black object (perhaps a remote control) and a light-coloured object, the charger and its cables in the socket next to it and, in the bathroom seen from the hallway, the soap dispenser. Otherwise dimensions, heights, openings, floors, windows and doors, fittings and finishes are as photographed, and so are the views from the windows, veiled by the curtains; no defect has been softened or hidden: the signs of wear near the edge of the living-room sideboard remain as they are. Three photographs (the entrance, the living room with the sofa and the hallway), taken under warm bulb light, keep warm tones. The seventh photograph (the bedroom towards the door) did not go through generative artificial intelligence: only its light and colours were corrected. Light and colour were corrected as in normal photo retouching. The original, unmodified photographs are available on request; a viewing remains the only reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,050
Security deposit
€2,100

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €158
Lease type: Corporate letLength18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€3,458.70

15% of the rent for the whole lease (18 months) + VAT: €2,835 plus €623.70 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent
€1,050
Monthly charges
€500

Flat rate: covers building charges, water, heating, Wi-Fi, TARI, electricity and gas.

TARI (waste tax)
Included in the charges

Part of the flat-rate monthly charges: not paid separately.

To move in

≈ €6,767

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €1,550

rent + flat-rate charges (TARI included)

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, heating, Wi-Fi, TARI, electricity and gas: these items are already in the total.

Floor plans

Floor plan for illustration only: it is not the cadastral floor plan and has no planning, cadastral or permit value; measurements and room names are indicative. The cadastral floor plan can be requested from the agency and is in any case provided before an offer is signed.
