Description

Commercial unit of about 40 m² on the ground floor of a building with a rusticated façade in Via San Spiridione, in the Borgo Teresiano district. It is let for commercial, non-residential use and is available immediately.

The sales area, 2.80 m high, has its display window and entrance directly on the street, set in an arched opening in the façade, and a ceiling of white-painted beams. A passage leads to the back room, with an exposed stone wall, and on to the back office with the internal staircase.

The stairs lead up to the storage mezzanine above the sales area: 2.18 m high in its main part, under a vaulted ceiling, with a timber plank floor and an arched opening towards the street.

Corso Italia is a minute's walk away, Piazza della Borsa and the Canal Grande at Ponterosso three minutes, Piazza Unità d'Italia six. The nearest public car park, the underground Park San Giusto, is about six minutes on foot.

The photographs date from March 2025 and show the fit-out of the business that occupied the unit at the time; today the unit is empty.

How we used AI in these photos

5 of 8 photos edited with AI, with the edits marked on the photo. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a smartphone inside the unit, on the mezzanine and in front of the entrance on 28/03/2025, when the unit was fitted out as a shop by the business that occupied it at the time: display panels, goods, display counters, clothes rails, boxes and the till appear as they were that day. Today the unit is empty. Five of the eight published photographs went through a generative image model (the Nano Banana family by Google, used via the Higgsfield platform), but in a limited way: in each of them the pixels are those of the original shot, and only the distribution of light, as a soft layer over the photo, a single colour-temperature correction and the areas where objects were removed were taken from the model. The other three, namely the long view from the back office to the entrance, the second photograph of the mezzanine and the exterior, did not go through any generative model: light and colour were corrected as in normal retouching. Removed with the model: two advertising stands bearing the name of the business, together with their shadow, two framed signs leaning on the floor, the reflection of the person taking the photos in a mirror, a remnant of a neon sign at the edge of one photo, and on the mezzanine a plastic bag, a paint bucket, a bottle, a piece of cardboard and offcuts on the floor. These areas cover between 0.3% and 4.6% of each image. The illuminated neon sign with the name of the business was removed in two photographs with conventional retouching, without the model, rebuilding the blue wall from the colour of the wall itself; in the third, where only a piece of it showed at the edge, the model removed it, and conventional retouching a last bright dot. Where an object was removed, the part of the wall, floor or furniture it hid was not photographed: the model or the retouching reconstructed it plausibly, for example the front of the display counter behind and between the two stands, with the floor beneath them, and, on the counter's glass top, some of the goods (an orange item, a white T-shirt, a shoe), which are therefore not the goods photographed; of the original photograph of the counter front the lock remains; at the end of the passage the door reflected in the mirror behind the person removed; on the mezzanine the boards under the bag and, behind the bucket, the base of the arched opening onto the street, with the lower stretch of the glazing, the post and the sill. Deliberately left in place: the display panels with the shoes and black boxes, the display counters and their goods, the clothes rails, the stool, and on the mezzanine the table, the dark pane leaning at the foot of the arch with the glass jars beside it and a piece of cardboard under the pane. Nothing was removed in the two interior photographs without the model: the back office shows the till, cables and boxes, and the second mezzanine photograph shows the orange bag removed in the first, a tray of cups and a piece of cardboard on the floor. The mirror at the end of the passage reflects the back-office counter with the till: a small, distant reflection. Nothing else was changed: dimensions, heights, openings, floors, door and window frames, services, beams, the stone wall and finishes are as photographed, apart from the lower stretch of the arched opening behind the bucket, and no defect was softened or hidden: the fine crack in the ceiling plaster near the entrance, the cracks in the beams, the worn boarded floor of the mezzanine, with gaps between the boards and one board missing, and the flaking, stained plaster on the far wall of the mezzanine remain as they are. Conventional retouching was used to lighten, in four photographs, a mark caused by dirt on the lens, which is not on the walls; to bring the blue wall back to a single shade where the shadow under the ceiling turned it violet; and to blur the brand names printed on some boxes, the lettering of a sign leaning on the floor and the name of a shop printed on a bag. The brands on the shoes on display belong to the goods of the business at the time and have been left. The views of the street through the glazed door are as photographed. The exterior photograph was cropped to leave out the arm of the person pointing at the door, the lettering on the sign was removed with conventional retouching (the panel remains, blank), and the number plates, passers-by's faces, a QR-code sticker on the door and the sign of the neighbouring shop were blurred. Light and colour were corrected as in normal photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,010
Security deposit
≈ €2,020

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €153
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€3,326.94

15% of the rent for the whole lease (18 months) + VAT: €2,727 plus €599.94 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.
