How we edited them

Eleven of the seventeen photographs in this listing were taken with a smartphone on 6 September 2021, when the flat was lived in; six are frames taken from a video shot in the flat on 3 September 2026: the dining table and the sofa as they are today, the double bedroom with today's bed linen, two of the second bedroom and the entrance. As far as the video shows, the 2021 photos show the same rooms, the same furniture and the same finishes (the video does not show the television, the print, the lamps or the air conditioner in the living room); today the bed linen in the double bedroom is different, and the dining table top and the sofa seat show signs of wear that were not visible in 2021: photos 5 and 7 show them. 9 of the 17 published photographs, all from 2021, went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), in a limited way: every photograph starts from the original shot; only the distribution of light, as a soft layer over the photo with a single colour-temperature correction, and, in eight of them, the spots where something was removed were taken from the model; the rest of the pixels are those of the shot. Personal and everyday items were removed: ornaments, mugs, candles, glass bottles and cruets on the divider shelves (in four photos), framed photographs of people (in two photos), books, papers and objects from the bookcase, a remote control (in three photos), jars, a soap dispenser, a trivet and a figurine in the kitchen (in three photos), bathrobes (also reflected in the mirror), toothbrushes, bottles, a sponge, a bath mat, a hand towel, a pouch and small items in the bathrooms; in one photo of the double bedroom the creases of the bedspread were smoothed. Where an object was removed, the part of the wall, shelf, worktop, tiles, glass, cabinet, sofa fabric or floor it hid was not photographed: the model reconstructed it plausibly; the same goes for the shower glass and wall behind the bathrobes in the mirror of the shower room, for the tip of the tap spout in the same bathroom, touched by a toothbrush, for the part of the basin tap hidden by a soap dispenser and the top of the bath mixer, partly hidden by the sponge and its cord, in the bathroom with the bathtub, for the part of a pendant lamp hidden by a mug and the tip of an orchid leaf in front of a bowl in the living room, and, in three living-room photos, for small stretches of curtain and glass behind the objects removed from the shelves in front of the windows. These areas account for between 0.4% and 16% of each image (14% in the bedroom photo, for the bedspread); the rest is the original photograph. Left on purpose, or because removing them left a mark, were the furniture, plants and pictures, the candle in a glass jar on the divider wall, the coffee machine with the kettle, the utensil holder, the oven gloves, the tea towel hanging on the oven, the kitchen roll and the small tins on the worktop in the kitchen, two salt jars in two photos, the small red box in front of the bookcase, a remote control with a small pink object on the divider wall in two living-room photos, and, in one photo each, a tall bottle on the shelf, a small candle and a small gilt object behind a lamp, the bottle on the edge of the bathtub, the hanging towels and the wicker basket with its small pink object in the bathroom with the bathtub. A few retouches were done by hand, without the model: small leftovers and shadows toned down in three photos (a faint grey shadow remains on the edge of one bookcase shelf), the edges cropped in the photo of the shower room, in one frame of the second bedroom the colour of the curtains, turned turquoise by the backlight, brought back to how they look in the other frame, and in the frame of the entrance the blue cast of a white door lit by daylight toned down. Otherwise, dimensions, heights, openings, floors, windows and doors, fittings and finishes are as photographed, apart from the reconstructed parts listed above, and so are the views from the windows; no defect was softened or hidden: a small stain on the arm of the sofa, the worn table top and the stains on the sofa seat have been left as they are. The other eight photographs (the six video frames, the hallway and the front door) did not go through generative artificial intelligence: only light and colour were corrected, and the video frames have the sharpness of a video. Light and colour were corrected as in a normal photographic retouch. The original, unedited photographs are available on request; a viewing remains the only reference for the actual condition of the property.

How we use AI

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,350
Security deposit
€2,700

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €194
Lease type: Corporate letLength18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€4,446.90

15% of the rent for the whole lease (18 months) + VAT: €3,645 plus €801.90 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent

Monthly charges

Flat rate: covers water, Wi-Fi, TARI, electricity and gas.

TARI (waste tax)
Included in the charges

Part of the flat-rate monthly charges: not paid separately.

To move in

≈ €8,691

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €1,750

rent + flat-rate charges (TARI included)

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes water, Wi-Fi, TARI, electricity and gas: these items are already in the total.
