Description

Furnished first-floor flat with a lift in the Borgo Teresiano, on the corner of pedestrian Via Trento. Ceilings 3.06 m high.

The hall has built-in wardrobes and a period wardrobe; next to it, the main bathroom, with a window, glass shower and washing machine.

One open living area with three windows: sitting room with air conditioning, dining table and kitchen corner against the blue wall, with gas hob, oven, dishwasher, fridge and microwave.

A corridor leads to the two bedrooms on the inner side (one with a double bed, the other with a pull-out single bed) and to the second bathroom, with a shower.

Independent gas heating. Building charges €100 a month; electricity, gas, waste tax and wifi paid by the tenant, in recent leases as a monthly advance settled against the bills.

On foot: Canal Grande, Ponte Rosso, supermarket and bus stop 2 minutes, the Rive 3, Piazza Unità and Molo Audace 8, the station 9. Transitional let, or company staff housing. Energy class F. Available now.

Floor areas are those of the cadastral record and room names describe their current use; the lawful use of each room is set by the building permits and the cadastral plan on file.

How we used AI in these photos

All 9 photos retouched with AI: 2 edited, marked on the photo; the rest in light and colour only. The viewing remains the only reference.

How we edited them

The photographs in this listing are frames taken from a video shot with a smartphone in the flat on 1 August 2026, and they show the furnishings as they were that day. All nine published photographs have been through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), but only to a limited extent: in every photograph the pixels are those of the original frame, and only the distribution of light, applied as a soft layer over the photo, and a single colour-temperature correction were taken from the model. In two photographs the model was also used for the spots where small everyday items were removed: in the double bedroom, the folded towels on the bed and a charger cable on the bedside table; in the main bathroom, two bath mats and a metal rack standing on the floor. These areas account for 3.5% and 8.6% of the two images; the rest is the original photograph. Nothing was removed from the other seven photographs. Where an item was removed, the part it was hiding was not photographed: the model reconstructed it plausibly - the bed under the towels; under the cable, a stretch of the bedside table top, the edge of the lamp base and the corner of the pillow; under the bath mats, the floor with its grout lines and the edge of the shower tray; under the rack, the floor and the foot of the door frame. A small leftover corner of a towel on the edge of the bed was then removed with a traditional retouch, without the model. All furniture, pictures, lamps, curtains and appliances were deliberately left in place, as were some everyday items: the folded towels on the bed in the single bedroom, the remote controls on the TV unit, a small black appliance with its cables on the kitchen island, two small items on the worktop next to the hob, the kitchen roll, the spare toilet rolls, the bins, the printed cover on the washing machine in the main bathroom, and in the second bathroom the bath mat and a basket on the trolley. Nothing else was changed: dimensions, ceiling heights, openings, floors (parquet, tiles in the kitchen and bathrooms), windows and doors, systems, sanitary ware, finishes and wall colours are as filmed, apart from the light correction, and no defect has been toned down or hidden. The views from the windows, behind the curtains, are as filmed, just slightly brightened. Four photographs were straightened by 2-3 degrees with a slight crop, and two were cropped to leave out a door in the foreground. Light and colour were then corrected as in a normal photographic retouch, with some noise reduction in the shadows. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,250
Security deposit
€2,500

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €182
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€4,117.50

15% of the rent for the whole lease (18 months) + VAT: €3,375 plus €742.50 VAT (22%). Payable only if the lease is signed.
