Description

A furnished first-floor flat of 5.5 cadastral rooms (vani catastali) in Via Belpoggio, an uphill street just behind the Rive, in Campo Marzio. It is let as company staff housing (uso foresteria): the lease is taken out by a company for its employees and contractors.

The furnished entrance hall, with a built-in bookcase, opens into the double sitting room: bay window, lounge and dining area. The eat-in kitchen, with a breakfast bar and a built-in oven, continues through an arch into a galley kitchen with a gas hob and a French window onto the balcony. The bay window and the balcony look over the rooftops to the sea.

Three bedrooms, a double and two singles, built-in wardrobes in the hallway, a bathroom with a bath and a shower cubicle, and a separate WC, both with a window. Herringbone parquet throughout, except in the kitchen, bathroom and WC.

On foot: the Via Franca bus stop about 100 m, the Rive about 500 m, Cavana and the Old Town about 1 km, Piazza Unità 1.2 km, the Molo Audace 1.4 km.

Available from 17 March 2027. Energy class G; the energy certificate gives 122.50 m² of heated usable area.

How we used AI in these photos

13 of 18 photos retouched with AI: 5 edited, marked on the photo; 8 in light and colour only. The viewing remains the only reference.

How we edited them

The 18 photographs in this listing are frames taken from videos: 17 from a video filmed in the flat on 16 August 2026, at the start of the current tenancy, and one, the third bedroom, which that video does not show, from a video uploaded on 3 June 2026 (a small frame, 848×480 pixels, published without enlarging it). Being video frames they are less sharp than photographs, and some, above all the one of the double bedroom, are slightly blurred: the missing detail has not been reconstructed, and all of them received only the light sharpening of normal photo retouching. 13 of the 18 photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), in a limited way: every photograph starts from the original frame; from the model only the distribution of light was taken, as a soft layer over the frame, with a single colour-temperature correction, and, in four of them, also the areas where an object was removed, between 0.9% and 3.7% of the image; the rest is the original frame, with only local light, colour, sharpness and noise corrections. Removed: a broom handle in the kitchen, a cookbook next to the microwave, two folded towels on the bed in the single bedroom and the bath mat; with a local retouch, without artificial intelligence, a key on the dining table and the reflection of the towels in the glass of the French window. Where an object was removed, what it hid was not filmed: the model reconstructed it plausibly (the wall and the edge of the tall cabinet behind the broom, the tiles and a stretch of the microwave cable behind the cookbook, the bedspread pattern under the towels, the floor and its grout lines under the mat, then blurred to match the rest of the frame), or, for the key and the reflection, the local retouch filled those few spots with the surrounding colour. Deliberately left: the furniture, the paintings and posters, the lamps on or off as in the video, the striped runner on the kitchen counter, a trivet on the kitchenette worktop (an attempt to remove it left a mark), the potted plants on the balcony, the soap holder by the washbasin, the towel hanging beside the shower cubicle, the basket and the toilet brush in the bathrooms. Nothing else was changed: dimensions, openings, floors, windows and doors, fittings and finishes are those in the video, and nothing has been repaired or embellished; the dark stains under the window sill of the second bathroom and on the nearby grout lines have been left as they are. In the glass of the windows and French windows the view is the one in the video, at most brightened uniformly and given the same light correction as the rest of the photo; the photographs of the two sea views, from the living-room bay window and from the balcony, and those of the hob, the shower cubicle and the third bedroom did not go through artificial intelligence; the windows of the two bathrooms have their roller blinds down. Light and colour were corrected as in normal photo retouching. The unmodified original photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property, which is currently occupied.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,300
Security deposit
€1,300

Listing figure (1 month's rent), returned at the end of the lease.

Lease registration
≈ €188
Lease type: Corporate letLength18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€4,282.20

15% of the rent for the whole lease (18 months) + VAT: €3,510 plus €772.20 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.
