It says so on the filed energy performance certificate, not on an estimate: class A2, with a non-renewable energy need of 35.5 kWh/m² a year.

The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A2 the home uses between 60% and 80% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

Description
A furnished studio flat of 40 m² (cadastral area) on the fifth floor, with a lift, of a 1925 building in Via Carducci, Trieste. Its two windows look onto Piazza Goldoni. The building stands on the corner of Via Carducci and Piazza Goldoni, at the edge of the Borgo Teresiano: Piazza Oberdan is 6 minutes' walk away, the Canal Grande 7, Piazza Unità 12 and the central station 15; a supermarket and a pharmacy are 2 minutes away, and the bus stop is right outside the entrance. Available from 30 September 2027.
At the entrance there is the kitchenette with an induction hob and a wall cupboard, then the living area with a round table and four chairs, the sofa and a floor lamp. A partition wall covered in leaf-pattern wallpaper, with the television, divides off the sleeping area without closing it, with a double bed, a small side table and a wardrobe with open shelves. The bathroom has a glass shower enclosure, a washbasin on a vanity unit, a wall-hung WC and marble-effect tiling. The floor is herringbone parquet.
Heating and cooling. Energy class A2 (EPgl,nren 35.50 kWh/m² per year). There is no parking space and parking is not allowed in front of the building: the nearest multi-storey car park is Saba Ospedale Maggiore in Via Pietà, 7 minutes' walk away; Park San Giusto, 10 minutes away, also offers monthly passes.
How we used AI in these photos
5 of 7 photos retouched with AI: 2 edited, marked on the photo; 3 in light and colour only. The viewing remains the only reference.
How we edited them
The 7 photographs were taken with a phone on 2 July 2026, when the flat had just been furnished; they had already been corrected for light and colour. 5 of the 7 have been edited with a generative image model (the Nano Banana family by Google, used through the Higgsfield platform), to correct light and colour and, in two of them, to remove three remote controls left on a shelf and on a side table; the other 2, the living area in the first photograph and the view over Piazza Goldoni, only have a light and colour correction, with no generative AI. All the furniture, lamps, televisions, curtains, and the plastic cover and label on the new mattress have been deliberately left in place. Where a remote control was removed, the small part of shelf or table it was hiding was not photographed: the model reconstructed it plausibly. The model also introduced small differences: the brand on the edge of one television is no longer legible and, in the bathroom, the edge of the shower glass is rendered sharper. Nothing else has been changed: dimensions, heights, openings, floors, windows and doors, systems, finishes and the view from the windows are as photographed, and no defect has been hidden. Light and colour have been corrected as in an ordinary photographic retouch. The original, unedited photographs are available on request; a viewing remains the only reference for the actual condition of the property.
The video at the top of the listing. Video made from this home's photos (four retouched with AI, one in light only); 5 shots animated with AI.
