The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A4 the home uses at most 40% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

Description

A furnished flat of 43 m² (cadastral area) on the second floor, with a lift, of a building completed in 2024 in Salita di Gretta, Trieste. It stands halfway up the street that climbs from Roiano to Gretta: the central station is about 15 minutes' walk away, a supermarket and a pharmacy about 5 minutes, and buses 26 and 38 to Piazza Oberdan stop about a hundred metres away. Available now.

The living area has two windows, the sofa, a round table and, along the wall, the kitchen with hob, sink and dishwasher.

A smoked-glass sliding door closes off the bedroom, with a double bed, two bedside tables, a built-in wardrobe and a window. The bathroom has a shower with a glass screen, a countertop washbasin, a wall-hung WC and bidet and a heated towel rail.

Heating, cooling and hot water are centralised, with a heat pump and the building's solar panels. Energy class A4 (EPgl,nren 16.87 kWh/m² per year). There is no parking space: the nearest public car park is the Roiano one, run by Esatto, with its entrance on Via dei Moreri, about 8 minutes' walk away.

How we used AI in these photos

All 7 photos retouched with AI and marked on the photo: 2 edited and 5 simulations. The viewing remains the only reference.

How we edited them

The 7 photographs of the flat were taken inside it with a phone, while it was still lived in; the eighth image is the 2024 cadastral floor plan, only cropped. All 7 photographs have been edited with a generative image model (the Nano Banana family by Google, used through the Higgsfield platform), to remove the personal belongings of the occupants, make the bed, close the dishwasher that had been left open and correct light and colour. Removed: a child's travel cot (in 3 photographs of the bedroom), a child seat strapped to a chair (in 2 photographs), a bowl and a remote control from the table, dishes, cloths, a sponge, bottles and a paper roll from the kitchen, jackets and a bag hanging on the wardrobe, framed photos and objects from the bedside tables, a scooter, towels, bathrobes, bottles, a bath mat and the photographer's reflection in the shower glass. In 2 photographs the dishwasher, which was open, was closed by the model; in 3 photographs of the bedroom the bed was made with the same linen. One photograph of the living area has been cropped, so as not to show the glass door behind which the cot could still be seen. All the furniture, lamps, the appliances on the kitchen worktop, the curtains and the air-conditioning units have been deliberately left in place. Where an object was removed, the part of the wall, floor or furniture it was hiding was not photographed: the model reconstructed it plausibly. This applies to the front of the closed dishwasher, to the towel rail and towel holder in the bathroom, which were covered by towels, and, in one photograph of the bedroom, to the bedside table next to the wardrobe, which does exist (it can be seen in the other two) but was hidden there by the cot. The model also introduced small differences: in the first photograph the kitchen base units look less glossy than they are, in the bathroom the caddy hanging in the shower has one shelf fewer, and on the bedroom wardrobe the door locks have disappeared together with the keys. Nothing else has been changed: dimensions, heights, openings, floors, windows and doors, systems and finishes are as photographed, and no defect has been hidden. Light and colour have been corrected as in an ordinary photographic retouch. The original, unedited photographs are available on request; a viewing remains the only reference for the actual condition of the property.

The video at the top of the listing. AI animation of six gallery photos, themselves retouched with AI. It is not video footage of the flat.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€900
Security deposit
≈ €1,800

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €140
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€2,964.60

15% of the rent for the whole lease (18 months) + VAT: €2,430 plus €534.60 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent
€900
Building charges
€80

Listing figure: ordinary charges, adjusted at year end.

Heating
metered

Central: usually included in the building charges, adjusted at season end.

TARI (waste tax)
≈ €15
People2

Estimate from the City of Trieste 2026 rates on the listing's m²: €176 a year. It depends on household size. With a lease of up to 6 months the landlord pays it.

To move in

≈ €5,805

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €995

rent + building charges + TARI

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included.
