Description

A bright one-bedroom flat of 58 m² in a period building in Trieste's Old Town (Città Vecchia), overlooking Piazzetta Barbacan.

From the entrance you step into the living area, a single open space beneath exposed timber beams, with one wall decorated with a large abstract mural in shades of red and ochre. It holds the sitting and dining areas and a brick fireplace with a white hood. The open kitchen, set behind a low brick wall, has a gas hob, an oven, a stainless-steel extractor hood and wall units with glass doors. The living area has air conditioning.

The double bedroom has a walk-in wardrobe. The bathroom, with a window and blue mosaic tiling, has a glass shower enclosure, a heated towel rail and space for a washing machine. The windows have thermal and acoustic insulation.

Cafés, shops and city-centre services are close by, and Piazza Unità d'Italia is a few minutes' walk away. There is no lift in the building. It would suit a single person or a couple.

Available from 24 April 2027. Energy class E.

How we used AI in these photos

4 of 5 photos edited with AI, with the edits marked on the photo. Defects have been left visible. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a phone in the flat on 11 June 2025, while it was occupied. 4 of the 5 published photographs were edited with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), for one purpose only: to remove personal belongings and small clutter left around and to make the photos brighter; a few small kitchen items that the model could not remove without changing other things were removed by hand, by copying over them a nearby stretch of the same wall or worktop taken from the same image. The following were removed: a motorcycle helmet, a bag, sunglasses, papers, folders, a small card, a roll of tape and small items lying on the dining table; a pile of papers on a bookcase shelf; a wine bottle with its small tray on the fireplace mantel; two folded towels on the sofa; from the kitchen worktops tea towels, a cloth, detergent bottles, a small sponge, a basket with jars and containers, a glass, a lighter, a kitchen utensil, small boxes, stacks of plates and a small object on the low wall; in the bathroom a towel, the toilet brush and the bath mat. All the furniture, the mural painted on the dining-area wall, the objects on the bookcase (glasses, vases, candles, books and the small decorative object on top of it), the lamps, the rugs, the fridge, the kettle, the steel utensil pot next to the tap and the wooden chopping board behind the hob were deliberately left in place. Where an object was removed, the part of the wall, floor or furniture it was hiding was not photographed: the model reconstructed it plausibly or, for the items removed by hand, it was filled with mosaic and worktop copied from a nearby point of the same image; this applies in particular to the table top, the kitchen mosaic and worktop, the bars of the towel radiator behind the towel and the bathroom floor under the mat. Where the model had changed something that had to stay as it was (the kitchen corner in the second photo, the rail under the wall cabinet and the brand name on the fridge in the first, a small decorative object on top of the bookcase in the third), the original photograph was put back. The model redraws very small, distant details, such as the sheets pinned to the entrance doors in the third photo, which remain as illegible as in the original. Nothing else was changed: dimensions, heights, openings, beams, floors, windows and doors, services and finishes are as photographed, and no defect has been toned down or hidden: the pendant lamp's cable running exposed across the ceiling, the exposed white pipe above the kitchen wall units, the dark marks and dirt on the shower tray trim and the marked bathroom door frame remain as they are. In the areas of the two bathroom defects the original photograph was put back. The view over Piazzetta Barbacan (fourth photo) was not processed by artificial intelligence: it was only brightened. Light and colour were corrected as in ordinary photo retouching; in the three photos of the living area the colours, which the model had shifted towards purple and red, were brought back to those of the original photographs. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€900
Security deposit
≈ €1,800

Estimate: usually 2-3 months' rent (by law 3 at most), returned at the end of the lease.

Lease registration
≈ €108

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus stamp duty.

Every month

Rent
€900
Building charges
€60

Listing figure: ordinary charges, adjusted at year end.

TARI (waste tax)
≈ €16

Listing estimate: €189 a year, paid by the tenant.

To move in

≈ €2,808

first rent + 2 months' deposit + registration

Real monthly cost

≈ €976

rent + building charges + TARI

All figures are indicative estimates based on the listing data and standard rules: the exact amounts are those in the lease. Utilities (electricity, gas, internet) and any agency fees are not included.
