The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A1 the home uses between 80% and 100% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

Description

A furnished flat in Salita di Cedassamare, Barcola, with a cadastral floor area of 107 m². It sits on the hillside above Viale Miramare; its long south-west-facing balcony with an awning looks out over the Gulf of Trieste.

The entrance opens onto the living area, a single space with wide-plank floors: sitting and dining areas with a French window to the balcony and sea-facing windows, and an open-plan white kitchen with a peninsula, induction hob, built-in oven and microwave. A hallway leads to the double bedroom, also opening onto the balcony, the second bedroom, with a rear window, and two bathrooms with showers; the main one has a glass enclosure, wall-hung WC and bidet, and a window. Air conditioning in the living area and double bedroom.

Below the balcony, between house and sea, runs the double-track Trieste–Venice railway, as the photos show.

At the foot of the hill, 500–600 m on foot, are the stop for buses 6 and 36 and the Barcola seafront with the Topolini bathing area; Piazza Unità is about 6 km away.

Available now. Energy class A1 (EPgl,nren 62.70 kWh/m² per year).

How we used AI in these photos

15 of 18 photos retouched with AI: 11 edited and 3 simulations, marked on the photo; 1 in light and colour only. The viewing remains the only reference.

How we edited them

The photographs in this listing date from 2021: thirteen are still images taken from the 3D virtual tour of the flat, scanned on 19/09/2021, and five are smartphone shots taken on 10/06/2021; the flat has been let since then, so furniture and details may have changed. One of the photographs of the double bedroom dates from 10/06/2021 and shows the bed that was there then, which differs from the one in the tour. 15 of the 18 published photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), but only in a limited way: in every photograph the pixels are those of the original shot, and only the spots where something was removed were taken from the model, plus, in four of the smartphone shots, the distribution of light, as a soft layer over the photo, with a single colour-temperature correction. In thirteen photographs the model removed everyday objects, some of which appear in more than one photo: a computer monitor with its cables and a desk lamp (in two photos), a bag, electrical cables on the floor, a toy monkey and a large soft toy, crockery, a cruet set, a coffee pot, a spice rack, glasses, dish racks and drying mats on the kitchen worktop (in four photos), a utensil pot with ladles (in two photos), a trivet and a chopping board, bottles and detergents in the kitchen and bathrooms, a digital photo frame, a small speaker, a remote control and small electronic devices, boxes and cases in the TV cabinet (in two photos), a small box on a window sill, the items on the desk and shelves of the children's room (keyboard, bag, pen pots, boxes, magazines, decorative letters), a power strip, a plastic bag, a bath mat and a basket on a window sill; in one photograph of the bedroom the model removed the person carrying out the tour scan, who was walking through the doorway. These areas account for between 0.2% and 8.4% of each image; the rest is the original photograph. In the 2021 photograph of the bedroom with the French window onto the sea nothing was removed: only the light comes from the model. Some retouching was done by hand, without the model: two remote controls on the TV cabinet and the shadow of the tour camera cast on a bedroom door were removed, a thin line that the model had drawn on the kitchen worktop was erased, the switch plate reconstructed beyond the bedroom door was moved back to where it can be glimpsed, the colour of the reconstructed back of a shower niche was brought back to that of the mosaic, and the stretch of the window sill at the back of the kitchen, which the model had reconstructed in cream in the photo of the entrance, was brought back to the grey of the real sill. Where an object or the person was removed, the part of the wall, floor or furniture they hid was not photographed: the model reconstructed it plausibly, for example the kitchen worktop under the dish racks and behind the utensil pot, together with a stretch of the window sill, the tiles behind the sink, the tops of the dining table and of the desk, the inside of the TV cabinet shelves, the wall, door frame and floor beyond the bedroom door, the bathroom floor under the mat and the back of the shower niches. All the furniture, the beds (in the tour images with their mattresses without bed linen), the lamps (including the desk lamp), the wine rack in the kitchen, the towels in one bathroom and the chargers plugged into the kitchen sockets were deliberately left; some small objects that the model could not remove cleanly also remain: the soap dispenser on the bidet (in two photos) and, in one, a small bottle next to it, a short piece of cable behind a chair, a dark object on the loft bed, a white object on the living-room window sill, the rim of a glass in front of a socket plate, a white thread in the TV cabinet shelf and two bottles on the kitchen window sill, small and far away, in the photo of the entrance. Nothing else was changed: dimensions, ceiling heights, openings, floors, windows and doors, sanitaryware and finishes are as photographed, and so are the sockets and switches, put back from the original where the model had redrawn or erased them, except for the switch plate beyond the bedroom door, behind the removed person, which the model reconstructed and whose design cannot be made out in the original photo, and the left edge of a kitchen socket, hidden by the coffee pot. No defect has been softened or hidden: the double-track railway line running just below the balcony is visible in three photographs and has been left as it is. The views from the windows are as photographed and were not touched by the model, except for a small part of the French window behind the monitor removed in one photo of the dining area. In the three photographs of the balcony and the view, and in the tour images even where objects were removed, light and colour were corrected as in normal photo retouching, without artificial intelligence. The original, unaltered photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€1,100
Security deposit
≈ €2,200

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €66
Lease type: Flex · short-termLength3 months

Estimate: for a lease of 3 months the 2% registration tax is calculated on the rent for the whole period (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€603.90

15% of the rent for the whole lease (3 months) + VAT: €495 plus €108.90 VAT (22%). Payable only if the lease is signed.
