The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A2 the home uses between 60% and 80% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

How we used AI in these photos

7 of 10 photos retouched with AI: 6 edited, marked on the photo; 1 in light and colour only. The viewing remains the only reference.

How we edited them

The 10 photographs in this listing come from footage taken with a smartphone on 26/08/2025, when the flat had just been furnished and was not yet lived in: eight are photographs, two (the close-up of the kitchen and the entrance) are frames from a video shot the same day. 7 of the 10 published photographs went through a generative image model (Google's Nano Banana family, used via the Higgsfield platform), in a limited way. In one of them (the first of the two photographs of the bedroom) only the distribution of light was taken from the model, as a soft layer over the photo, with a single colour-temperature correction: the photograph is the original shot, brightened with that light. In the other six (the three of the living room, the kitchen with the dining table, the second of the bedroom and the bathroom) the same light was taken and the model also removed a few objects: the TV remote from the living-room side tables, a small white remote, the cardboard boxes (of small appliances, of glasses and of a suction-cup tool) and a black object lying on one of them from the bookcase shelves, a broom with its dustpan in the hallway at the back, a booklet from the bedside table and a folded towel from the top above the washing machine. Only in those areas, between 0.06% and 1.6% of each image, do the pixels come from the model; the rest is the original photograph. In one living-room photograph the remote on the coffee table was instead removed by a local retouch, without artificial intelligence, copying the real top of the table next to it; in the same way, in the first living-room photograph and in the kitchen photograph with the dining table, an instruction leaflet tucked behind the thermostat was removed by copying the real wall next to it. Where an object was removed, what it was hiding was not photographed: the model reconstructed it plausibly (for that remote and for the leaflet, the local retouch) — the empty bookcase shelves, the tops of the side tables and of the bedside table, the hallway floor, the wall next to the thermostat, and in the bathroom the top above the washing machine with the walls of the recess, which without the dark towel looks lighter than in the shot. All the pictures, the lamps switched on or off as they were, the tea set, the jar and the clock on the bookcase, the cups and bowls in the TV unit with its cables, the placemats on the table, the sponge and a small bowl at the kitchen sink in the first living-room photograph, the bin, the laundry basket and the toilet roll in the bathroom, and a ladder leaning by the door at the right edge of the second bedroom photograph were deliberately left. The mattress and the bed base are still wrapped in the protective plastic from the furniture delivery: it was not removed and the bed was not made up. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, fittings and finishes are as photographed, and no defect has been softened or hidden — the pencil marks on the entrance door, the graffiti on one of the building's doors and the building site on the pavement in front of it, with fences and stacks of scaffolding, remain as they are. In the windows the view is the one in the shot: the light taken from the model was not applied there, and the view was at most brightened uniformly. Artificial intelligence did not touch it. Three photographs (the close-up of the kitchen, the entrance and the facade of the building) only have light and colour corrected, without generative AI: the two taken from the video were straightened and cropped, the facade was cropped at the left and bottom to leave out a passer-by, and the number plate of a car parked at the end of the street was blurred. The photographs do not show the part of the bathroom with the shower or bath, which remains out of frame. Light and colour were corrected as in a normal photo retouch. The original, unmodified photographs are available on request; the viewing remains the only reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€950
Security deposit
€1,900

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €146

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee

15% of the rent for the whole lease (18 months) + VAT: €2,565 plus €564.30 VAT (22%). Payable only if the lease is signed.
