How we used AI in these photos

5 of 8 photos retouched with AI and marked on the photo: 4 edited and 1 simulation. The viewing remains the only reference.

How we edited them

The photographs in this listing are eight shots taken with a smartphone in the flat on the evening of 29 March 2023, with the furniture of that time: they have not been retaken since, and today's furnishings should be seen at the viewing. At the end of the gallery is the cadastral floor plan on file (2007), cleaned of headers and identifiers, without artificial intelligence. Five of the eight published photographs have been through a generative image model (the Nano Banana family by Google, used via the Higgsfield platform), in a limited way: in each one the base is the original photograph, and from the model we took the distribution of light, as a soft layer over the photo, and the spots where objects left lying around were removed. Removed were: in the living room keys, leaflets, an electrical device with its cable and a remote control and, in the dining area, a bicycle, a paper drawing leaning against the wall, booklets and magazines; in the kitchen two boxes of tea, a water bottle, bottles of detergent and a spray bottle, a water-filter jug, a plastic container, a bowl, a chopping board, packs of paper and plastic and paper folders; in the bathroom towels, bottles, boxes, a toothbrush and a plastic basin. These areas range from 1.7% to 13.2% of each image; the rest is the original photograph. Three photographs, the bedroom, the second bathroom photo and the hallway, were brightened locally, without generative AI: there the bare mattresses with the folded duvets, dumbbells and a bag on the floor, the bathrobe and towels hanging up, the bottles above the shower and, at the end of the hallway, the bottles by the kitchen sink remain. Also locally, without generative AI, a plastic hook was removed from the bathroom tiles and the orange cast of the light on the bathroom shelves was reduced, and in the shower glass a faint dark shape, the reflection of the person taking the photo, was toned down. Deliberately left in place: all the furniture and lamps, the pictures, the television, the rug, the small blackboard, in the kitchen the jars, the oil bottle, the coffee tin and a yellow cloth and glove, in the bathroom the wicker basket and the toilet brush. Where an object was removed, the part of wall, wall tiling, floor, furniture, shelf, worktop, table, chair or socket it hid was not photographed: the model reconstructed it plausibly; in the dining area, for example, half of a socket plate, hidden by the bicycle wheel, is drawn by the model. Nothing else has been changed: dimensions, ceiling heights, openings, floors, windows and doors, finishes and the other fittings are as photographed, and no defect has been softened or hidden; two photographs, one of the bathroom and the one of the hallway, are blurred and have been left so. The views from the windows, the closed shutters and the facade opposite, are as photographed. Light and colour were corrected as in a normal photographic retouch, including the white balance of the light from the bulbs. The original, unmodified photographs are available on request; the viewing remains the only reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€570
Security deposit
€1,140

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €100
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€1,877.58

15% of the rent for the whole lease (18 months) + VAT: €1,539 plus €338.58 VAT (22%). Payable only if the lease is signed.

Estimate from the City of Trieste 2026 rates on the listing's m²: €190 a year. It depends on household size. With a lease of up to 6 months the landlord pays it.
