Description

Furnished two-room flat on the top (fifth) floor of an 1882 building with no lift, in Barriera Vecchia; cadastral floor area 64 m². The ceilings follow the slope of the roof.

The hall opens onto the living and dining area: exposed beams framing a large floral decoration, a skylight, two small round windows onto the street, bentwood chairs and settee.

Hall and corridor lead to the shower room with washbasin, the kitchenette with a window (two-ring hob, microwave, fridge, washing machine), the separate WC with a small window and, at the end, the bedroom facing the inner courtyard, away from the street, with antique wardrobe and chest of drawers.

Independent gas heating. Charges: €50 a month, including water, wifi and waste tax; electricity and gas metered.

The bus to the station is a minute away, in Piazza Garibaldi; supermarkets 3–4 minutes, Piazza Unità 17. Transitional let for one person or a couple, or company staff housing. Energy class G. Available from 16 November 2026.

Floor areas are those of the cadastral record and room names describe their current use; the lawful use of each room is set by the building permits and the cadastral plan on file.

How we used AI in these photos

10 of 11 photos retouched with AI: 8 edited, marked on the photo; 2 in light and colour only. The viewing remains the only reference.

How we edited them

A note on the use of artificial intelligence in the photographs. The photographs in this listing are still images taken from the flat's 3D virtual tour, from a scan made no later than June 2019: they are therefore at least seven years old. The current state was checked against a video filmed in the flat in October 2026: the main furniture is the same, while some objects and the paintings in the hallway may have changed. Ten of the eleven published photographs went through a generative image model (the Google Nano Banana family, used via the Higgsfield platform), but in a limited way: in each of them the pixels are those of the original image, and only the distribution of light, as a soft layer over the photo, and a single colour-temperature correction were taken from the model. In eight of them the spots where items left lying around were removed were also taken from the model: remote controls (in three photos), papers and a card on the red dresser, a leaflet and a cable, the folded towels with their bags on the bed (in two photos), a small plastic bag hanging on the WC door and, in the shower room, toiletry bottles and tubes, cups, a soap dispenser, a hairdryer, a box, a bath mat and the reflection in the mirror of the camera used for the 3D tour. These areas make up between 0.1% and 4.0% of each image; the rest is the original photograph. The hallway photograph was only brightened locally, without generative artificial intelligence. All the furniture was deliberately left in place: sofa, armchair, Thonet settee and chairs, round table, red dresser with cups, glasses and books, antique wardrobe and chest of drawers, bed, historic map of Trieste, vintage photos and paintings, lamps, television, moka pot and jars in the kitchen, the orange tray in the bathroom. Where an item was removed, the part of furniture, bed, door, radiator, floor or wall it hid was not photographed: the model reconstructed it plausibly; in the shower-room mirror the reflection of the room in place of the camera is drawn by the model. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, services and finishes are as photographed; the shape and colours of the sloping living-area ceiling, with its exposed beams, its decoration of large floral motifs and its skylight, and of the pale blue-grey walls are those of the original photograph, while light and contrast have been evened out. No defect has been softened or hidden: the beams keep their patina. The views from the windows are as photographed, at most brightened. Light and colour were corrected as in ordinary photo retouching. The original, unedited photographs are available on request; a viewing remains the only reliable guide to the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€530
Security deposit
€1,060

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €96
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€1,745.82

15% of the rent for the whole lease (18 months) + VAT: €1,431 plus €314.82 VAT (22%). Payable only if the lease is signed.

Every month

Rent
€530
Monthly charges
€50

Flat rate: covers building charges, water, Wi-Fi and TARI.

Heating
metered

Independent: you pay it in your own gas bills, based on use.

TARI (waste tax)
Included in the charges

Part of the flat-rate monthly charges: not paid separately.

To move in

≈ €3,431

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €580

rent + flat-rate charges (TARI included)

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, Wi-Fi and TARI: these items are already in the total.

Floor plans

Cadastral floor plan, with personal data removed: room names and heights are those of the document filed with the Land Registry (Catasto).

What the documents say

The cadastral floor plan on file dates from 2017 and names the rooms living room, entrance hall, shower room with wc, passage, small kitchen, wc and room: the room is the one used as the bedroom. The ceilings follow the slope of the roof: the plan marks the lowest heights, 1.79 m in the living room on the façade side, 1.88 m in the small kitchen, 2.08 m in the wc and 2.15 m in the room.

A preliminary reading of the documents, made with the help of artificial intelligence by comparing the cadastral floor plan with the listing. What counts is the check we carry out with you, documents in hand, before any commitment.
