How we used AI in these photos

13 of 17 photos retouched with AI: 10 edited, marked on the photo; 3 in light and colour only. The viewing remains the only reference.

How we edited them

The photographs in this listing were taken with a phone and received on 13 May 2026. 13 of the 17 published photographs went through a generative image model (the Nano Banana family by Google, used via the Higgsfield platform), in a limited way: in each of them the pixels are those of the original photograph, and only the distribution of light, as a soft layer over the photograph, and a single colour-temperature correction were taken from the model. In ten of them the spots where personal and everyday objects cluttering the rooms were removed were also taken from the model, between 0.3% and 7.6% of the image. The following were removed: books, magazines, notebooks and papers; ornaments (figurines, a photo frame, a teddy bear, a decorative heart and a small yellow object); kitchen utensils, a knife block, kitchen roll, a candle, a grater and oven gloves; tea towels and towels; perfumes, bottles, tubes, a soap dispenser, a bar of soap, a cup and an electric toothbrush; small personal items (little boxes, a small silver cup, a tin, a portable speaker, a charger with its cable); spare toilet rolls and a bin. All the furniture, the beds with their linen, the pictures, the textile wall sculptures, the mirrors, the lamps, the vases of flowers and the plants, the kettles on the hobs and the candles on the living-room coffee table were deliberately left in place; some photographs also still show small items that the model did not remove or that could not be removed without changing anything else (a small glass box and a notebook on a sideboard, a bottle of washing-up liquid by the sink, a cloth hanging on a door, a trolley case and a bag in the corridor beyond a kitchen door, a small basket of odds and ends on a stool and a toilet roll in a bathroom, the towels hanging on the towel radiator of the same bathroom, which are also reflected in the mirror, and a bath mat hanging over the edge of the bathtub). Where an object was removed, the part of the wall, tiles, worktop, furniture or floor it hid was not photographed: the model reconstructed it plausibly; this is also how the oven door behind the tea towels was reconstructed, and behind a kitchen roll the model drew a wall socket that cannot be seen in the original photograph. In one kitchen photograph, where the model had added some hooks to a rail, the bare stretch of rail next to them was copied over them. Nothing else was changed: dimensions, heights, openings, floors, windows and doors, fittings and finishes are as photographed, and no defect has been softened or hidden: the flaking plaster around the opening on the terrace, the weathered wooden beams of the pergola, a cable hanging on the terrace cladding, the spotted, dusty glass and dirty frame of the window onto Piazza Goldoni and small marks on the dining-area wall remain as they are. The views from the windows and skylights have not been redrawn, and the four photographs of the terrace and the views did not go through artificial intelligence. Light and colour were corrected as in normal photo retouching. The unedited original photographs are available on request, and on this page every photograph has its before/after; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€2,500
Security deposit
≈ €5,000

Estimate: in our leases usually 2 months' rent, often 1; by law 3 at most. Returned at the end of the lease.

Lease registration
≈ €332
Length18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€8,235

15% of the rent for the whole lease (18 months) + VAT: €6,750 plus €1,485 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.
