Description
A furnished top-floor attic flat in Casa Griot, a neoclassical building from 1806, raised by a storey in 1880, with a lift, in Via Felice Venezian, in Cavana. 60 m² cadastral floor area. The sloping ceilings rise to 3.85 m, with exposed timber beams and skylights.
The entrance opens into the living room, with a dining area and a kitchenette with induction hob; a steel staircase leads up to a mezzanine. The double bedroom, with an exposed stone wall, has its own walk-in wardrobe. The bathroom has a freestanding bath and a separate shower. Heating, hot water and air conditioning by heat pumps installed in 2021; the flat is all electric.
On foot: a supermarket and a chemist 2 minutes, Piazza Unità and the Rive seafront 6, the station 18; the number 24 bus to the station stops across the road. No parking space: Park San Giusto, a covered car park open 24 hours a day, is a 7-minute walk.
Offered as a company let (uso foresteria), to a business for its staff or contractors. Running costs at a flat rate. Available from 1 April 2027. Energy class B (EPgl,nren 77.06 kWh/m² per year).
How we used AI in these photos
4 of 13 photos retouched with AI and marked on the photo: 1 edited and 3 simulations. The viewing remains the only reference.
How we edited them
The 13 photographs in this listing are stills from the virtual 3D tour of the attic flat, saved from the viewer on 7 December 2020: the furniture and objects are those of that time, then new (the mattresses were still in their wrapping). Some things may have changed since; there are no more recent photographs, and today's condition should be checked at the viewing. At the end of the gallery is the cadastral floor plan on file (2019), cleaned of headers and identifiers, without artificial intelligence. 4 of the 13 photographs were processed with a generative image model (Google's Nano Banana family, used through the Higgsfield platform), in a limited way: the pixels are those of the original still, and only the areas described below come from the model, between 3.5% and 19% of each image. In the three photographs of the bedroom the mattress was still wrapped in plastic, with a cardboard label on top: the model removed the plastic and the label and dressed the bed with white bedding, a smooth duvet and two pillows, which was not in the original photograph: it is an addition. The size and position of the bed have not changed and the bed frame is as photographed; the model also redrew the lower part of the headboard around the pillows and, in one of the three photographs, the right-hand side of the frame, where the plastic hung down. In one photograph of the bathroom the reflection of the tour camera on its tripod in the large mirror was removed; in another, a small reflection of the same camera's label in the glass was removed by local retouching, without the generative model. Deliberately left in place: all the furniture, the lamps switched on as in the tour, the wall clocks, the decorative plate on the dining table, the two lanterns by the window, a white remote control on the kitchen worktop, a waste bin behind the entrance door, a small round object on the floor of the mezzanine, the gold dispensers, the bunch of artificial roses and the bath mat in the bathroom and, in one photograph of the living room, the mattress still in its wrapping, seen through the bedroom door. Where an object was removed, what it hid was not photographed: the surface of the bed under the bedding, in the mirror the wallpaper and the towel radiator reflected behind the tripod and, in one photograph of the bedroom, a strip of panelling and floor beside the bed, where the plastic stuck out, were reconstructed by the model, plausibly; the patch of reflected wall in the glass where the label was has been reconstructed by the retouching software. Nothing else was changed: dimensions, heights, openings, beams, stone walls, floors, windows and doors, services and finishes are as photographed; no obvious defects are visible in the stills, and none has been reduced or hidden. The views from the windows and skylights were not processed by the model: they only have the same light and colour correction as the rest of the photograph. The other nine photographs were not processed with generative artificial intelligence: only their light and colour were corrected, as in normal photo retouching, and one also has the local retouch described above. The original, unmodified photographs are available on request; the viewing remains the only reference for the actual condition of the property.
The video at the top of the listing. AI animation of six gallery photos from the 2020 3D tour: one retouched with AI, five corrected only for light and colour. It is not video footage of the flat.
Estimate
What it costs to move in
The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.
On signing
- First month's rent
- €1,450
- Security deposit
- €2,900
Listing figure (2 months' rent), returned at the end of the lease.
- Lease registration
- ≈ €206
- Lease type: Corporate letLength18 months
Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.
- Agency fee
- €4,776.30
15% of the rent for the whole lease (18 months) + VAT: €3,915 plus €861.30 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.
Every month
- Rent
- €1,450
- Monthly charges
- €500
Flat rate: covers building charges, water, heating, Wi-Fi, TARI and electricity.
- TARI (waste tax)
- Included in the charges
Part of the flat-rate monthly charges: not paid separately.
To move in
≈ €9,332
first rent + 2 months' deposit + registration + agency fee
Real monthly cost
≈ €1,950
rent + flat-rate charges (TARI included)
Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, heating, Wi-Fi, TARI and electricity: these items are already in the total.
Floor plans
Floor plan for illustration only: it is not the cadastral floor plan and has no planning, cadastral or permit value; measurements and room names are indicative. The cadastral floor plan can be requested from the agency and is in any case provided before an offer is signed.
