Description

Available now, for a month, a season or a full year: a detached villa on the Gulf of Trieste, at Le Ginestre in Aurisina Mare, with the sea a short walk away and parking right at the house.

The house is on two levels, about 158 sq m, and has recently been modernised: new windows, refurbished bathrooms and kitchen, heating by a heat pump powered by photovoltaic panels. Bright and efficient, and economical to run in every season. On the ground floor the living area with its fireplace opens through large French windows onto the terrace and the Gulf; there is a separate kitchen, a bedroom or study and a bathroom. Upstairs, three bedrooms and two bathrooms. Around the house lie some 800 sq m of private terraced garden among pines, agaves and olive trees, with a table in the shade for lunch and dinner outdoors.

Parking is not something you think about here: not even in August, when finding a space on the coast road is a feat. The villa has a private platform with four parking spaces overlooking the Gulf: you arrive, park, and walk down to the house.

And from the garden you reach the sea on foot. A right of way with steps leads down to the Le Ginestre bathing beach, on the pebble shore below the villa: a swim before breakfast, afternoons by the water, home again without taking the car. A few steps away, on the seafront, there is a restaurant for a dinner for two by the water.

Sistiana and the Portopiccolo marina are minutes away, Duino Castle and the Rilke Path a little further; central Trieste is about 20 minutes by car, the airport half an hour.

The rental. The villa is available now on a transitional lease, from one month up to twelve months. The indicative rent is around €3,000 per month, but the exact figure is agreed case by case, because it depends on many factors: whether the tenant is a private individual or a company; the period, since a block of low-season months, for example January to March, is different from a stay spanning the summer or a full year; and how running costs, utilities and services are accounted for. In all 14 published photographs the model corrected light and colour: indoors, more brightness and the yellow cast of the light bulbs neutralised; outdoors, a gentle late-afternoon grade, with a brighter sea and the greenery kept green. In the six aerial shots the model also reconstructed the finest textures (roof tiles, tree canopies) and introduced a very slight reframing, around 0.5%. In five photographs out-of-place objects were removed, and nothing else: from the two photographs of the parking platform, the red-and-white safety tape tied to the railings (the pole, the red cable, the sign, the painted yellow lines and the ship on the horizon are real and have been kept); from the living room, a blue-striped beach towel and a folded blue blanket on the white sofa; from the bedroom, a loose electric cable. Where an object was removed, the part it hid was not photographed: the model reconstructed it plausibly. Nothing was added and nothing else was changed: dimensions, openings, windows, doors, exposed beams, bathroom fittings, floors and roofs are as photographed; no obvious defects are visible in the photographs, and no defect has been softened or hidden. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.
