The class compares the home with a reference building of the same shape in the same place, built to the 2019–2021 requirements with standard systems. In class A2 the home uses between 60% and 80% of that building's non-renewable energy; a class G home uses more than three and a half times as much.

How we used AI in these photos

2 of 11 photos edited with AI, with the edits marked on the photo. The viewing remains the only reference.

How we edited them

Of the 11 photographs in this listing, 8 are frames taken from a video filmed in the furnished flat on 2 August 2026 and 3 are photographs taken from a presentation of the flat dated July 2023 (the bathroom, the shower and the bathroom lobby with the washing machine; the date the photos were taken is not known); in the bathroom and the lobby the sanitary ware, tiles, shower, window and washing machine are the same as in the video. 2 of the 11 photographs, both of the bathroom, went through a generative image model (the Nano Banana family by Google, used via the Higgsfield platform), in a limited way: in both the base is the original photo or frame, and only the spots where an object was removed were taken from the model (5.8% and 1.1% of the image); all other pixels are those of the photo or the video. Removed: a soap dispenser, a hairdryer and four toilet rolls on the floor (2026 frame) and three toilet rolls on the windowsill (2023 photograph). Where an object was removed, the part of the shelf, washbasin, wall, floor, windowsill, window frame and glass that it hid was not photographed: the model reconstructed it plausibly. Left on purpose, or because removing them left a mark: the furniture, the bed with the folded towels, the throw on the sofa, the television and its cables, the map, the books on the shelves, the tea towels on the oven and on the kitchen worktop, the knife block, the cutlery holder and the kitchen roll, the dishwasher door left ajar, a remote control on the small shelf at the entrance and, in the bathroom, a bin next to the bidet, the towel on the towel radiator, two rolls and a small bottle behind the shower glass, a soap bottle on the washbasin and the bottles under the washbasin shelf; in the photograph of the bathroom lobby, where nothing was removed, a hairdryer and some sponges can also be seen under the shelf. Otherwise sizes, heights, openings, floors, windows and doors, systems and finishes are as photographed, apart from the reconstructed parts listed above, and so are the views from the windows; no defect has been softened or hidden (we saw none worth noting in the photographs). The other 9 photographs (7 video frames and 2 photographs from 2023) did not go through generative artificial intelligence: only light and colour were corrected, and one was straightened by rotating and cropping. The video frames have the sharpness of a video. Light and colour were corrected as in a normal photographic retouch. The original, unedited photographs are available on request; a viewing remains the only reliable reference for the actual condition of the property.

Estimate

What it costs to move in

The tenant's bill: what you pay once when signing and what the home really costs each month. Where the listing lacks a figure, we say so and estimate with standard rules.

On signing

First month's rent
€650
Security deposit
€1,300

Listing figure (2 months' rent), returned at the end of the lease.

Lease registration
≈ €110
Lease type: Corporate letLength18 months

Estimate: 2% registration tax on the annual rent (minimum €67), split half and half between landlord and tenant. Plus your half of the stamp duty: €16 for every sheet of 4 pages of each signed copy, estimated at €64 for an 8-page lease signed in two copies. We handle the paperwork, and its costs (online registration and certificate) are paid by the landlord: this is only your half of the tax and stamp duty.

Agency fee
€2,141.10

15% of the rent for the whole lease (18 months) + VAT: €1,755 plus €386.10 VAT (22%). Beyond 18 months the long-lease fee applies: 2 months' rent + VAT. Payable only if the lease is signed.

Every month

Rent
€650
Monthly charges
€300

Flat rate: covers building charges, water, heating, Wi-Fi, TARI and electricity.

TARI (waste tax)
Included in the charges

Part of the flat-rate monthly charges: not paid separately.

To move in

≈ €4,201

first rent + 2 months' deposit + registration + agency fee

Real monthly cost

≈ €950

rent + flat-rate charges (TARI included)

Figures preceded by ≈ are indicative estimates based on standard rules; the deposit is the one stated in the listing. The exact amounts are those in the lease. Utilities (electricity, gas, internet) are not included. In this home the monthly charges are a flat rate that includes building charges, water, heating, Wi-Fi, TARI and electricity: these items are already in the total.
